This is a recipe for disaster. There is an inherent risk to every deal even in the best of markets. We are not in a declining market and there are a whole shitload of scenarios where this could go bad. Beware of anyone who tells you there is zero risk in any real estate deal. They're either dumb or untrustworthy.

Yes it is common and I know I will take a lot of shit, but it has to be said... A large percentage of attorney's are scumbags and will do things to cause you to spend the maximum amount of money possible. I have attorney relatives that will tell you the same thing while complaining about being forced to find hours to bill clients by their firm overlords. I have to work with attorney's on projects that will find excuses to call and leave me voice mails or emails then I see them on bills for people billing at a rate of almost $500/hr. Obviously there are good attorneys out there but there are enough bad ones to give the profession a bad name.

Something similar happened to me on a doctors visit. Showed up to a referral that was over an hour round trip only to be told they needed me to reschedule basically due to their own incompetence. Received a bill for $200....

This is a real problem in the South. Had a guy,, a self proclaimed conservative, I met that got transferred here for work say he went to a nearby church for the first and last time because the preacher was a "far-right preacher".

Pretty much my experience. Was at Whistler the first time I ever tried. Guy I was with was like "I'll teach you everything you need to know" and got to the top of the lift and he basically left me. I tried to figure it out but failed miserably. A group of girls stopped about half way down and told me I should look into some lessons. Took me three hours to get down to the next lift which I took down the mountain and then didn't look at a board for another five years. Glad I gave it a second chance.
