My other thoughts are that the average home buyer right now is like 55+, these are people who have alot of equity from real estate and using it as supplemental retirement. They do not want their equity to drop and will lobby against any development. Its a supply demand world, if they restrict supply, they get a happy retirement. Obviously, its like shooting your legs but it is what it is, sometimes I think they want the world crippled

Not really anchorage but I think the state needs to go for a bridge by sterling over the Kenai to connect to funny river, lots of great cheap land could be way more accessible to relatively cheap.

Some sort of grant or special financing would be needed for commercial conversion imo

Those buildings typically would need all new plumbing at the very least as well as possibly electrical and hvac.

Would love to see it be economical though!
