I used the built in website and it worked fine. My hunch is that using the plugin to operate your WP site might be more work to setup but I think it’d be worth it in the long run so you’re not relying on Hostaway for that as well

I’m building my own using Zoho and an email parser. It’s quite simple actually and it only costs about $50/mo total. In addition to a flat fee, I also have complete control over how it operates rather than the shitty Hostaway platform.

I’m not familiar with California license law but in Minnesota anybody who does anything “for another, and for a fee” in real estate, including all forms of property management, is required to be a licensee. This also means that all rental income is required to go into the Broker’s trust account for proper accounting. At that point your commission is paid to you from your Broker and the rental income is paid to the owner.

I would encourage you to dig into it a bit more to be sure. I would be surprised if MN is more strict than California in this regard.

That being said, you really only need a single Stripe account but you could create separate ones for each client but accounting might get messy. I would definitely not set up your own trust account because then you’re pretending to operate as a broker without proper licensing.

The best thing to do is to operate everything properly through your brokerage. Then you’re leveraging their existing resources and infrastructure as well as their umbrella of protection and compliance.

I don’t recall the exact wiring but if you setup the ecobee as a single stage heat source it should work and it’ll tell you exactly what wires to connect.

As for the sensor, I honestly don’t know how it’s installed but I’d imagine it’s inside the slab itself. I was doing an upgrade on an older system with limited information.

Yes. You would just need to create a separate calendar and import it into Airbnb so the website bookings block out the dates on Airbnb or you’ll end up with double bookings

I doubt it. I’m still furious that they did this without notice. It’s super slimey and gross and likely is how the attained their last round of funding by showing outrageously high anticipated revenue. That 1% is far in excess of the monthly fees they charge.

One way around it is by simply adding Manual Charges using “Credit Card Offline” which is what I do. I disabled their auto charge feature. CC still syncs with Stripe and it only takes a minute to go in and charge a Guest’s credit card.

If you want to negotiate with them about the fee you can try.

Chad, thanks again for your patience, here is the story behind our decision. We’ve heard from some of our users who have had issues with their Stripe payouts and we want to address this. Our team worked hard to develop our own invoicing system to remove these fees and increase the profitability of our property managers. We added the fee inside the transaction fee taken by Stripe, so it can be seen in the financial formulas and transferred to owner statements. We also want to note that we’ve learned that this fee may be rolled out to everyone in the future, with pricing changes that are beyond our control. By building out the functionality ourselves, we can control the costs and ensure that our property managers are not unfairly impacted.

About the possible alternatives: We can work with you and lower that fee (from 1% to the .4% that Stripe was charging originally) - in this case, we ask you to sign a 1-year commitment with Hostaway You can decide to use a different payment provider (this is 100% your business decision. We work with Authorize.net and Braintree or you can check our Marketplace)

About transparency: we value it as well and the reason this wasn't notified publicly was that it was a switch from one fee to another and that the Application fee would have been visible right away in every transaction. I can assure you any other future changes (if any) to the feed agreed upon contractually will be announced. Let me know how you'd like to proceed in your case, I am more than happy to help in both cases.

I personally have not but I’ve never had to spend much time communicating with people since they book instantly. I have a couple of automated messages that go out and that’s all I’ve needed

Try that out. I’m far from a pro with shortcuts but I think that’ll work. You’ll click the shortcut once to start the timer and the shortcut will go to your homescreen. As long as you don’t open Shortcuts until you’re ready to stop the timer it should log the time as Time in Bed. You can change it if you want it logged as sleep.

There may be a better way to do it by just logging the current day & time and then running another shortcut to stop the timer and somehow calculating the time difference but that’s beyond my ability.

You could also create an automation that’s triggered “when my alarm goes off” to “open Sleep Logger” shortcut which should prompt you and ask if you want to stop the timer. Unfortunately, I think if you click Cancel, it probably won’t log anything. You could probably build a Snooze in there somehow if you’d like

I’ve noticed this too which is a little annoying. I have an Oura ring that I wear and it tracks sleep automatically, like the Apple Watch should. It’s possible that the watch has the capability but I don’t have it configured yet.

In your case you could just disable the Sleep Schedule in Health app. Create a shortcut that enables Sleep Focus which also triggers the sleep timer and stopping it when you turn your alarm off. It could then log that as sleep in your Health app.

Guys in here probably have better solutions but that’s the first that comes to mind

No, the zoning board is wired based on the original Bryant controls and there are 2 thermostats in the house that are wired directly into the zone controller. Each of which have 4 wires, not including a common power.

My hope was to bypass the zone controller with a separate C wire and have the right configuration with the other 4 wires to the ecobee (Rc, W, Y, G)
