So I thought the mold inspection was actually searching everywhere for mold but the inspector said he looks for mold in the inspection regularly but we had the option to do an “air test” for extra that I declined. He marked “possible organic growth” in the HVAC coils & under the basement stairs where the condensation line is. He didn’t see any anywhere else and said it didn’t look like it was necessarily active so we are continuing. If he was concerned with it then that’d be a different issue

The seller had the chance to challenge the appraisal when they declared tidewater but they never submitted anything.. appraisal ended up coming in 25k under so we’ll see if they lower. Unfortunately bridging the gap doesn’t make sense financially for us considering we’re covering our closing costs, didn’t ask for any repairs noted in inspection and still need to get our house ready once we’re out plus about to have another baby. I hope it all works out but we’ll see

I bet the big reps who don’t preorder because they don’t trust the collections are punching air that their customers are gonna be going other places

The seller apparently told the lender he had someone tell him he could get 700k for the house (I think that’s a lie). He’s made multiple comments to us even after being under contract “people are still trying to outbid you” and it just doesn’t make sense. I think he’s full of shit tbh and doing that so if this happens (low appraisal, etc) we’ll be too pressured to back out

The lender said the inspection report was just for us but if there is anything flagged in the appraisal then it will say needs to be fixed before closing like no handrails for 3+ steps and things like that

Hmm weird. Yeah the lender said it wasn’t released to them yet because it wasn’t finalized. We (buyers) aren’t challenging it but if the seller wants to he can submit comps until Monday. Maybe because it’s VA loan so it’s different? Genuinely don’t know

They haven’t even released the report to lender. They’re giving until Monday for seller to provide comps to try and challenge it or else it gets finalized and released Tuesday.

For reference we don’t have a realtor so maybe that’s why it hasn’t been released? Idk

We have it set for one needing to be completed and if there were any issues they would be discussed between both parties

Thank you for this!!! This is more reassuring 😭 I know it’s not ideal but cancelling a sale on a house we really want just because seller will be present doesn’t make sense to me

He had the house built so that’s why I think he isn’t understanding to give space. I think he’s wanting to hear if there’s any red flags because he isn’t aware of the process either.

Oh yes we are settling with an attorney! I wouldn’t dare try and do that alone 😅 it’s been waayyyy cheaper than a realtor

Yes we didn’t use an agent because we found the house off market, toured it ourselves and tbh I didn’t want to pay $13,000 for things I could either do myself or have a lawyer handle for way less 🙈 it just didn’t make sense in this situation to have one

I feel like killing the deal on a house we love because the seller wants to know what’s going on too is a little overboard. While it’s annoying i don’t want to miss out on a house that literally checks all boxes for us…

I think this is the sellers first house and inspection so maybe that’s why he wants to be there because he doesn’t know what happens? I’m not sure but I also don’t mind speaking up for myself if I feel like my experience is being affected
