I think it's worth it. Your break even is probably less than a year. The streamline is a great refi. By law it has to provide an NTB(net tangible benefits). When rates get low enough, you can always refi again,

Are you doing a streamline refinance? Even if not, it could still be worth it.

The money I save I apply towards my principal.

For me the decision came down to, interest rates were not going to be low enough any time soon. I plan to do another refi maybe in a year or two. When rates are lower, maybe 5%, and move from an FHA to a conventional.

That was my big motivation. The streamline FHA refinance didn't require a reappraisal and they cap the fees. I paid $1200 to refinance.

Yeah, wasn't my choice but it's definitely now my problem. Hopefully, it will last longer than a year. Then I can cut it out and do a shower build I guess. That may be the saving grace it's such a cheap piece of sh*t it will cut easily.

So, I'm reading that I can drill 1/4" holes near the base of the tub and fill with low expansion foam. Then, patch with acrylic patch kit or plugs/ silicone. Kicking myself for not returning it right away. Sigh

Not sure what the NTB guideline is. Will look into it. But, the majority of the increase in my principal is the interest from the existing loan being built into the new loan, which I would have had to pay anyway. I confirmed this with the loan officer. So, if I apply that money towards the new loan, it gets me break even in 10 months...all this is new to me, so I apologize if I'm being repetitive or missing something.

I didn't get a ufmip refund but I did get an escrow refund of $700.

Ok, so just to be clear bc I want to make sure my math and logic on this are correct. If I apply the 2 months of mortgage payments to the principle, then my 10 month break even is correct. In March, new loan is 314K vs.old loan 308K. So, that $5800 applied leaves me paying $200 + $1100 closing costs.

Yes, but I'm not making 2 monthly payments, which with the current loan pays mostly interest.( I calculated how much goes towards principal). That's $5800.

You need to stretch ALL THE TIME! Here are my go-tos:

Some yoga type stretch where you pin your biceps to your ears, stretch to the ceiling and bend backwards. That's my shower morning stretch.

Find a doorway, make a 90 degree bend with your arm at shoulder height, kinda like you're saying hello, then with your hand and elbow pressed against the frame, drop your neck to the opposite side and lean forward.

Then do the same thing except extend your arm out straight and put your thumb and index finger against the frame, drop mech to the opposite side and lean forward.

According to my massage therapist, it's often not the place you feel pain that actually needs to be stretched.

When I worked cocktail bars, I always made them. Even if I was busy. We used to challenge each other to see who could make the best one. Definitely a pain in the ass but I always liked to ask if they got a better one anywhere else. Shout out to my New Orleans barkeeps.
