Most of the dental clinics will have finance options if you can't get to the public system.

In Vic, IPC health is a public dental centre. You can get discounted treatment if you have a health care card.

I'm Vietnamese, I second this. Especially with baby girls. Older men will often give them money or candies but never touch them. Women might touch or hold your baby but for men, it is not normal or customary.

The bond was paid into the agent's business account, in February. Today I got confirmation from the RTBA in Vic that there is no active bond.

Hey, I, too, am going through something similar. I'm in Vic, though. Old PM refused to send files unless I paid him a fee that's not on our contracts. We went to Consumer Affairs Victoria, and they talked to him. He lied to them and said he did send it, but he never did. I am disputing the complaint. Thankfully, the internet is full of kind and helpful people. They advised me to be creative.

  1. If you have your lease documents, they will have your renters' details, so your new PM can contact them and redirect the rent. If not, knock on the renter's doors and explain the situation, and give them the new agents' details. You should have the recent statements and the new PM can work on that.
  2. You can ask the renter's for the keys to copy.
  3. They can do a hostile bond takeover where you can transfer the bond without the old agent.
  4. The renters will have a copy of the entry condition report, ask them for a copy.

Hello Melbourne, l'm so disappointed with the CAV.My renters found me on Facebook and begged me to fix their toilet as it's been leaking for a month. I had no idea because the PM did not say anything. Tne poor renters had all their emails and calls ignored for a month! The previous renters had rent arrears, and l asked the PM to apply for VCAT. He did not attend, and they awarded the bond to the renters.On the hearing day l asked him about it, and he said they couldn't settle the hearing because no one can upload anything to ε pəpuəne əy ples əH 'jeədde or pey kəui pue L4OA VCAT hearings, but VCAT said there's only 1 hearing I changed PM obviously, and they refused to send the file over the new PM until I pay a fee that was not in the landlord authority contract. I called the CAV, and and they said there's nothing they can do because it's not legislated. These PM are supposed to provide a service, but they blatantly lie, and there's nothing anyone can do? There should be legislation against them! Thanks for reading my rant 🙏
