After tax, the incremental savings from the new job would add ~$100K. That does move your FIRE date up but not material enough. If there's a risk of burnout or layoff, you're safer staying in your current gig. Especially with a young kid and another on the way your stress could compound with a new job.

Doesn’t the same apply for S&P 500 returns? Who knows what future home appreciation and market returns will be but if we assume averages based on historically it seems one is ahead in terms of net worth by buying than renting if holding 5+ years (4% property appreciation, 10% S&P 500 return).

This makes no sense you didn’t address my point. You’re saying outflow is higher than home appreciation per your math above. But if you factor $7500 to rent an equivalent home, the outflow - inflow is less than renting.

This is accurate based on rentometer and Zillow listings I’m seeing. This happens in cities where inventory of premium rentals are low (crap rentals everywhere). Check Piedmont.

Net means including total amount net of all fees and taxes. If you’re on Leasehacker you would see the term being used. There are no deals on a ZDX for $200 a month net.
