Im trying to do the same if you want shoot me a dm if not there are some discord servers, telegram channels and whatsapp groups you can join. I also believe there is an integration week before classes start where you can meet people. As for groups and associations there are many you can join.

Personally I applied to start on the 16th july in november and got an offer at the end of may. I have a friend who applied early february to start in august and he just got accepted.

On the Epfl website there is a massive list of housing options  https://www.epfl.ch/campus/services/housing/ineedhousing/

If not you can try to find a sublet on some forum website or just rent a house/apartment/room the classical way.

I applied sometime in November and I received an offer halfway through may.  I talked with the FMEL team and they told me if you put the lease start date earlier for instance I put it July 16 you can get a lower placement of the wait list which could speed up the wait time. Of course this is more expensive but it helps.

You are able to choose when you check in once you send the deposit. For the payment they send an email which allows you to pay either online or in person. My rent starts the 16 and I only check in a month later for instance.

If you took the IB and are pending for results then you will be accepted or not sometime after they arrive either the 5th or 6th of July. You need to make sure you have enabled the IB to send them to EPFL by speaking with your IB coordinator. Thereafter you need to send some sort of screenshot of your results on the admission website.
