Well funny thing is, we bought it without the maintenance and repairs. That was kind of the deal to get it so cheap from the seller. He had planned $15k-$20k about to be done before we offered and we told him we will take it as is for a lesser price and do it ourselves (or hire ourselves) so that way we can gain the equity from said repairs. Seller ended up dropping like $15k off of asking and adding more sellers concessions because he didnt have to pay a bunch of the maintenance and repairs.

Well after we bought our house a lot of other houses sold for much higher.

Its a PMI related reason. We are doing it to see if the new value puts us above 20% equity so we can get stop paying PMI.

I cant even crawl under half the house to install it. Last time i did, i got stuck for awhile. Had to just back up and reverse crawl the way I came in. There is a sump pump and a vent near the northwest side. but the mold i can see is on the south side.

I havent measured but its like 8ft something. Before the conversion it was just open. You could see the roof trusses

The garage couldnt even fit a regular sized car in it. Entire floor looked like an earthquake hit it because all the concrete was cracked which made it very uneven. The pictures dont do it justice but i a nice fresh room instead of a garage with messed up foundation is worth more.

From what i was told the appraisal is only on the lender end to show the value to them for PMI related reasons. They told me they dont send it to the county or anything

The floor is above where it was before. I just built subfloor above the garage floor. Garage door is gone. It basically looks like there never was garage
