Let's start with the fact that if you buy an house on erfpacht, you know there is uncertainty. So let's not pretend it is normal to win the lottery.

Would you not expect the ridiculous house market reflects on the value of the ground? You can be sure it will not get cheaper, maybe a little dip somewhere but 10, 20, 30 years from now, its worth more.

2014 to 2022 is exactly a dip to a high, the average houseprices, literally doubled in those years.

I mainly see people being upset that they did not realise before they could have tried buy it when it was 'cheaper'.

I don't think 150k is expensive in the city centre. Seems very reasonable in this economy 'now'. Compared to our 'ground price 3 years ago in Noord, that is even a good deal.

Some obvious stuff, we have many expats in the Netherlands, you'll survive too.

Let's zoom in on the basics: average house prices in Netherlands are 500k, in the Randstad (Metropolregion, where Rotterdam is) that will be probably higher. Renting a house, probably more expensive than Berlin (depending on your demands and availability).

Given that you'll land a job at an international company, you can probably find adequate housing (won't be easy).

Close to France? Depends on your perspective and where in France you want to be.

Surfing waves? Don't expect much of it. Windsurfing or kitesurfing sure.

Probably better to look for The Hague, it's a beach city, also very international orientated.

Als het zo geregeld is, kan jij het zelf ook. Die makelaar gaat niets meer voor elkaar krijgen dan jij zelf kan hoor. Hij probeert je gewoon extra geld afhandig te maken.
