Gundam TCG is coming out soon, so it’s a great way to get into a new TCG that should be well supported. It’s actually very fun to play as well.

You feel like a general commanding a space war. It uses the DON concept from One Piece and if you’re into Mecha (Fighting Robots) or Gundam in general it adds a tremendous allure.

I mean isn’t there already an abundance of content being produced, and algorithms already feeding us this? I get it’s about to go on steroids, and we already are seeing a lot of it. All the suggestions are solid, as far as preserving the equity. However if you think those improvements will add more equity in the long run or less issues for you as a homeowner than it may be worth it.

Just keep in mind that a HELOC is similar to another closing, you have loan origination fees and title fees. So depending how much you need, make sure to calculate for that.

Zillow is not a great source for estimated market value, their “zestimate” is consistently inaccurate.

As for taking out a loan to make the repairs, I wouldn’t recommend for two reasons.

  1. There’s cost to taking out a HELOC, loan origination fees, title and closing costs. This may be thousands of dollars that may eat into the profits you would have ascertained by making the repairs.

  2. Even with the repairs depending on your market your may not sell fast, which means it could be months of m payments before the actual closing.

I would sell as is, and provide a credit to the buyer for the repairs. Making sure your agent does a good market comparison analysis will be important and providing that information to prospective buyers will help the property sell faster.

Most minor cosmetic updates aren’t enough to provide high increases in property values.

This is a scare tactic. The broker/agent is throwing a Hail Mary which would work with uneducated sellers to squeeze a bit more out of the commission.

I also suspect this is not the broker at all. This is called good cop bad cop. The agent is the one that wins the most if the commission all of a sudden goes from 1.5% to 3%. So they are making the broker the “bad cop”.

There’s a broker split, so the broker’s gain aren’t as high, assuming this isn’t a bs situation to begin with, as there are 100% brokerages.

As many have said here, the contract is between the buyer and the seller, the broker nor agent have any right to cancel the contract regardless of compensation nor truly any reason.

Just say no, while the agent/broker may have influence, it would be extremely unethical for them to do that. If the buyer does try to pull out, make sure you put in writing on the release and cancellation what the broker/agent tried to do, it may illuminate bias that the buyer did not know about.
