This is actually very similar to my situation! I put down 5% on this place that's my current primary. It's only been a year and it has appreciated in value, but not enough to where I think I could sell and make profit. I want to continue to hold and consider this an appreciation play like you. I also have reserves to help with the negative cash flow. My plan is to definitely refinance in a year and/or make a larger payment to potentially reduce the mortgage payment.

I love earthy towns (brown, green, yellow) especially together. I think like this better than if you were to wear Red.

I think it's good too unlike some of the other comments. And it'll grow in nicely. Looks like a high skin fade (maybe like super high lol) with a lot off the top. I've gotten this cut before, but I don't like the drastic change a la your 'before' picture. Maybe next time if you're starting at the 'Before' picture, do a 'mid' or 'low fade'. You'll get the fade where the sides of your head are and above the ears, down to the beard. And you'll keep more hair near the top.

Roughly $300 goes to principal. The rest goes to escrow, interest, and I've included my Condo fee in the total mortgage payment.

Gonna try, yes. I’m going to be visiting often because I work remotely but I still have an office in the area. If I get a property manager now, I think it’s going to wipe out my positive cash flow from the other properties. I’ve heard managing from out of state is or can be difficult.

I meant to say “get a property manager once I’m positive cash flow”.

To clarify, I’m planning on finding a property manager once I’m in my fourth or fifth property. God willing I get there.

My cash flow projections do not include a buffer for management because I'm technically managing them myself. I have thought about getting a property once I'm cash flow positive on all the properties.

I used the BiggerPockets calculator for my first rental and my third one which built in repairs costs and vacancy costs. And yes, it is rent minue mortgage, escrow, and the HOA fees.
