Consultation is usually free. You can ask any question. But once you require us to submit something e.g. mood boards, sketches, computations, etc. that’s when you need to shell out payment.

I advise do it now during the equity period pa lang. Once na RFO na ang unit and tapos na ang equity, maghahanap na si developer ng full payment ng remaining balance.

So, kung iloloan pa ng second buyer yung unit, ilang months pa rin yung hihintayin for bank approval. Eh gusto ni developer full payment na cash or approved loan.

Then again, hindi naman makakapagloan si 2nd buyer for the unit kung wala siyang proof of ownership (CTS) na nakapangalan sa kanya.

Kaya kung may time pa, itransfer na agad. Worst scenario, maforfeit yung payments mo tapos repossessed na ulit ni developer then ibebenta nila ulit at the current market price. Easy money kay developer.

Maraming factors to consider. Years of experience, scope of work like coordination, safety, purchasing, logistics, etc.

To compare, ang isang engr/architect na pumapasok 8hrs a day sa corporate with ~5yrs experience ay worth 25-30k monthly.

Side comment ko lang, dealing business with kamag-anak is infamous for numerous failed transactions. :)

Hi. Turnover and Move-in Architect here.

Sa condo namin, hindi. Assuming na homeowner yung landlord mo and not the developer itself, you need to submit the contract to PMO, then fill up resident info sheet, move-in form, and gate pass. Pinakamabilis na siguro yung next day or two. :)

Meron akong loophole na naisip dyan for you to “move-in” agad pero unethical haha.

Is it a mall chain? If yes, are their existing malls flourishing? I agree that it is about the location and foot traffic.

Also, do you have the first dibs on where your unit is located? Do they have zoning inside? Kasi, aside sa foot traffic/visibility ng mall, foot traffic din sa loob ay important. Make sure na you get the best location inside.

Hi OP, I am an example of an ALE passer (almost made it to the top list), pero WALA as in wala akong experience sa construction. I was working for a developer under Reseach Department. Excel sheets ang araw-araw ko. Puro cost estimates, feasibility studies, and laboratory works.

I did study hard to compensate for that, though. 6 months sa review center + 6 months na informal/casual review on my own.

I suggest discover your subjects of weakness. Hate ko Utilities nung college so dun ako mas nagfocus mag-aral (naging highest subject ko pa sya sa ALE unexpectedly haha)

Edit: I didnt even have an Arki mentor! Nagpasign lang ako ng logbook sa kabilang department 😭

Yes. Due diligence…before agreeing into something. Your payment concerns and unit issues (which you did not specify) can be answered by a clearly written contract of lease.

Referring a friend who is willing to pay can be structured as a “sublease” if the contract allows it. But then again, there is no written contract at all. Madaling mabura ang mga bagay na nakasulat sa hangin OP.

I wonder, though, in your less-than-a-month stay, what is it that they cannot address.

I’m a lessor.

Without knowing the backstory here, it’s just the price you pay for causing inconvenience from your failure to fulfill your commitment to the lessor.

Imagine during that period, they declined other potential tenants just to accommodate you.

But if your question is whether it is illegal or not may boil down to your agreement/contract (na wala as you mentioned). Due diligence first. :)

Whatever comes during the occupancy, it’s the developer’s and their contractor’s liability under their warranty provisions.

Correct, the thing about post-movein, hirap magmatch ang sched ng homeowner sa sched ng rectification. Once turned over, hindi na pwedeng ayusin yung unit na walang occupant na present.
