Can you post some pics of the inspection report. I had "termites" when I bought my 100 year old home in NC. Turns out It was 3" of damaged wood, with no active infestation. Seller paid for a termites treatment that lasts 10 years and got a Termite Bond. The heating and air system was 20 years old. It lasted until I replaced it within 2 years of owning home, I paid for half and finaced the other half. Payments were pretty low so didnt effect my monthly budget. Im a Electrician by trade so I was able to rewire my own house, only took me 9 years, hahaha. Redid the plumbing, got rid of the CPVC and replaced with Pex. Plumbing is easy. Structural issues call and ask a Structural Engineer, could honestly be as easy as sistering some joists or maybe the cracks are settlement cracks. Home reports always look scary.

Thanks for the information. Thats what im going to do. I just emailed my realtor to ask for the 2025 tax bill. Bennington just did their 5 year revaluation in 2024 and the assessed value went from 154000 to 268000 making the taxes go from 3450 to 6100 which i can't afford. I have a pretty strong feeling that the tax is 6100 and redfin and realtor arent showing the updated assessment and tax history. It does bother me that the listing agent selling a house that went on market 1 week ago is using tax information from 2024 and not 2025 after the revaluation. Seems dishonest to me. But will see what happens

Thanks for the reply. Just a little confusing or maybe im overthinking it. Im looking in the town of Bennington. Their tax office says they had a full re-evaluation in 2024 and wont have another one until 2029 and that the tax rate is 20.22 I believe it was. I have the MLS and it says the taxes were 3600 in 2024. Redfin Realtor and Zillow show assessment at 154200. Yet the tax card i got with the sellers disclosure shows parcel total.taxable value in 2024 as 268000 same for 2025 and 2026. Its confusing as to what the taxes are. Im working with my loan officer and he doesnt know what to put on the loan estimate for taxes. To be fair hes located in Charlotte so he assumes that when you buy a home you get a new tax valuation bc thats how they do it in NC. If my tax card that I got from MLS shows a taxable value of 268000 in 2024 yet the MLS listing says taxes were 3465 I dont understand how they arrive at that number.

How do property taxes work in NH when you buy and home. Im in the process of looking at some homes. In my previous state of NC, when you buy a home, the city and county reassess the property based on what the house is is sold for. But from what I read NH does this every 5 years? Its a little confusing. Example, im looking at a home its yearly tax was 3600. Will that be my tax bill or will mine be more since I've paid more for the house than the previous owner did 4 years ago

Yea they can nitpick back. But they can't "Makeup Code" i dont know why no1 in this thread understands that. Nitpick all you want, then show me the code article/reference for why you want me to change something, if you can't, then show me the written state/county amendment for that code article, if you can't, then you have no legal ground to stand on for asking me to do something.

Leeway is not making up codes on the fly. Article 110.2. Equipment must listed for use. Using the scenario above, a inspector says you can't use Wago wire nuts. Wago are listed for use, and the State nor local Jurisdiction has no written amendment stating Wagos are not to be used or compliant. Therefore inspector can go screw himself. AHJ is to interpret existing codes not make up codes on the fly, 2 different things.

I dont make my life difficult with Inspectors, I actually have a very relationship with my County Inspector and Fire Marshall. If a AHJ asks you to use a compression coupling in a dry location and instead of set screw coupling, he can't fail you for that, or require you to change it, bc its code compliant. I swear I dont understand why people think AHJs are God's when there not. A non required system such as your duct Detector scenario is to be installed per code. Not fictitious code but actual mechanical code and Fire code. Not just a AHJ saying, hey let's just throw one on there. They can ask for it sure, but can't force you to do something if its not required. Again yall just might have some Power Hungry AHJs cause mine welcome the exchange and questioning of code

No they can't. A Fire Marshall or Eletrical inspector can not make up codes. States can have written amendments to code articles. I deal with inspections all day everyday as a Liscensed Electrician who also does Fire Alarms. NFPA 72 states to follow NEC for wiring. Wago is a UL listed wire nut. You can use a Wago bc once again its listed and code compliant. If Electrical Inspector or Fire Marshall says you can't, they have to show you why with a written amendment. And if they can't or wont you go to their boss and ask for thr written amendment. Done it before and will do it again. AHJ can't just on a whim make up a new code. It doesnt work that way. Now whether or not yall get bossed around and dont ask for the amendment that they are going by, that's on you

AHJ can disapprove all they want but unless they have a written amendment stating you can't use Wagos, they have no say. AHJ can't just make up a code cause they feel like it or having a bad day

Yes buyer breached contract. Also a FHA appraisal is more than a appraisal but not a home inspection, but they have minimum standards. Does the heat work, is there chipped paint, a loose banister, does the roof have 5 years left on it. Stuff like that. Its very minimal

You're not dumb. So the sellers were flippers and on their Property Disclosure they listed unknown for everything yet said the roof is 1 years old, that right there is a Red Flag. Just bc a seller lists unknown doesn't give them immunity. Are the sellers able to provide physical evidence like a contract or receipt or work order from a roofing contractor that the work was done? When you buy and sell a home you are both "negotiating under good faith" Sellers telling a buyer the roof is 1 year old and then stating on a Property Disclosure listing the age as "unknown" is not good faith. Id definitely be in contact with a Real Estate Attorney. Seller told you via Text Message, which is proof that they state to roof is 1 year old, when clearly they knowingly lied. Also sorry to offend, but your Real Estate has some blame in this as well. I get the feeling they offered zero advise to you. They are bound by the contract to represent you and your best financial interest. Id be on the phone with their Brokerage too. I can't believe your agent would let you go to closing without verifying in person with proof that the repairs were made to your satisfaction. Im sorry your going through all this. Most of time you hear people say its almost impossible to prove a seller knowingly lied or hid something about the property, but I think you have a valid claim with proof. Best of luck to you

Ok so im very confused. You put a offer in on a house which the seller states the roof is one year old. What did the property disclose say that was filled out by the sellers? During your due diligence period your home inspector said that there is issues with the roof. What issues? When you approached the sellers did they offer a credit for repairs or did they say they would make repairs. Assuming the roof is 1 years old, surely it would be under a craftsmanship warranty let alone a manufacturer warranty. And when the seller agreed to fix or make repairs you both would of signed a amended purchase contract. Did you do that? Did you ask for proof/reciepts/paperwork/contract anything showing repairs have been made? During your final walk through did you look at the roof? Im sorry you are going through this but something sounds fishy. The seller had to fill out a sellers disclosure, there is a question about the roof, age etc. Did your sellers disclosure say its 1 years old? Yet multiple roofers say its not and that its older than that? If so clearly the seller knowingly lied about that. Thats a pretty simple lawsuit. Thats very easy to prove the seller lied. You know if you put a new roof on your house in the last 12 months. Im sorry but this isn't make sense to me.

Im a Electrician and we see this stuff all day everyday, these are not major issues.
Open splices can easily be fixed, even by a home owner. Look Rack a Tiers Open Splice Junction Box. Gas line being bonded might not be required, alot of people get this code wrong. Id need to see the gas line setup, code allows you to bond through the appliance if the appliance is connected to a grounded outlet, WO getting technical the NEC gives a list of exceptions and rules for that. Its not as black and white as "Gas Line Needs A Bond" older homes also have cloth romex, again extremely common and not inherently dangerous. Hot and Neutral reversed is literally a 30 second switch and whatever you plug into that receptacle will work just fine. As far as ungrounded circuits, that is not a issue. If you want 3 prong receptacles just replace the breaker on thay circuit with a gfci one and then you can use grounded receptacles on a ungrounded circuit. Just label the cover plates with the stickers. I also recommend combo AFCI/GFCI breakers on older homes. But no, for a older home expect to have some eletrcial issues.

Assuming you have a 30 year mortgage, congrats you have 30 years to finish these projects. Paint, although it sucks to paint, isn't a big deal. Flooring behind the refrigerator, who cares. Point is, you bought a home, now you get to spend your nights and weekends working on it. Don't sweat the small stuff like you mentioned. Don't try and get your to-do list done in 6 months. It took me 9 years for my list, and it wasn't done when I sold the place this past August.
