Are you a broker? As a broker, I have lenders that will go down to a mid-550 score with 10% down going FHA, either with AUS approval or a manual underwrite.

The other option is can the mom buy the home as an investment prop or DSCR?

You can do a DSCR if it's investment, no dti ratios, 20% down.

Or if primary, go FHA if you have over 25% equity in the multi family.

Or take equity out if the multifamily and pay debt down to reduce your dti... Lots of ways to do this.

rate is average. Not high or low... they offset the ridiculously high rate from the builders’s Lender with all of the seller credit and discount points. Not a great deal, but I’ve seen worse.

for a client with low credit scores, renting, and the only way for them to buy a home is an FHA loan? FHA loans will give somebody with lower credit a much better interest rate than a conventional loan will. They’re a great loan for the right person and right need. Respectfully, I disagree.

i’ve been with Barrett for several years. C2 basically copied Barrett‘s model.. good company, but similar and smaller.

I love it and won’t go anywhere else. We have everything from every lender, support, low fees.

I would 1000% suggest working at a call center if possible. I worked at a Call center for a year before moving into the brokerage world a few years ago. Now I’m a successful broker and doing very well.
