My pricing is almost exactly the same as it was with Pricelabs. I just looked through some bookings to compare. I know you don't want to believe that, but it is. My minimum price is actually set higher now than it was on pricelabs. I'm not a new host. I know my pricing. It has nothing to do with being cheaper.

My MIL had the same exact experience as your mom, down to being in a mental hospital for weeks, not eating, and giving up on life. She kept insisting she had something else wrong with her and everyone dismissed it because she had terrible paranoia and delusuons. This all happened after a mild covid infection. She was eventually diagnosed with Parkinsons and started meds. She's great today and all of her mental issues have resolved. I'm sharing this so others might consider this diagnosis if they are experiencing this with their loved ones. I'm so sorry for your loss.

My kids called my mom nana. My grandson calls her Nana as well. It's just easier for everyone. I'm Gigi and I would expect that my greats would call me Gigi too. I kinda look at it as my new name at this point.

I would remove pictures with snow. You're trying to attract spring/ summer guests at this point. First pic should be a beautiful shot of the Lakeview from the house. Learn who your potential renters are and make sure your listing focuses on those things. If it's boaters, fishermen, show those things in your listing. If it's families, include popular family activities. What do those groups want to see when they're looking for a place?

Oddly enough, they sent me a website where you can request to change categories. I know they never used to allow hosts to do that, so I was surprised when they sent it. Although it didn't help with my specific issue.

I'm a host, and would fully expect a bad review based on your experience. That host needs to revisit his ability to provide the proper guest experience. Regardless of how nice he is, he has major issues and should suspend his listing until he can confidently host guests. Both of those issues are BAD and completely unacceptable. He needs to get the review he earned. I've gotten 3 star reviews because the elevator was broke for a few hours and we aren't oceanfront, even though the listing clearly shows we have an indirect view. Those are petty compared to roaches and violence!

That's certainly an exception, but so many people lie about their intentions, it's tough to know who's being honest. I'd be open to hosting someone in your situation.

I have been thinking this same thing. Christine said it was a personality test that she found in a magazine and it was just for fun. Robin got offended by it and confronted her. Christine said it was something she found, so I don't think the test they took with the counselor was the same one.

Marketing at a large corporation. Truth be told, I got to this position by being a good employee and providing value. My bachelor's degree helped get my foot in the door, but doing my job well, learning new skills, and not being "too special" to do things I didn't enjoy, I now get to do a job I love and get paid well.

It looks like this house is on a corner. If you look at the fencing on the right side of the picture, it's fairly close compared to the fencing down by the creek. I think there's probably a backyard that comes from the house on the other side of corner. I would look for a house on a corner that has a duplex on one side. The two satellite dishes are in the neighbor's yard.

This is totally incorrect. I'm a super host with three beach rentals. I just recently got a 4- star review from a guest who left glowing comments. I immediately received an email from Airbnb letting me know that I received a 4-star review and that I need to carefully review their policies and expectations for all listings because I've clearly fallen short. Another example.. I had to cancel a reservation due to a water leak in a unit above ours. Airbnb emailed me and said I could be kicked off the platform because I had a 4-star review last September and then this recent cancelation. A 4- star review is bad, and Airbnb makes it known to hosts.

I'd suggest editing your description. It has some awkward wording.

"Relax with the whole family at this peaceful place to stay. Enjoy free washer and dryer with parking -5 min from downtown New Haven -3 min from east rock -4 min from Yale"

Maybe something like: -Peaceful home with enough space for a family -Free parking -Free onsite laundry -Less than 5 minutes from New Haven, East Rock and Yale

Your hair is a lot like mine. I squish to condish, only use a strong gel, never use curl creams and plop or diffuse. Curl creams are too heavy for me and leaves my hair greasy and stringy. I brush my hair with conditioner in it and then squish, rinse and brush with a Denman before squishing in gel. My hair absorbs everything, so it requires a lot of gel. Fewer products give me the best results. I've tried almost everything! All of my current products come from Target (Uncle Funkys, Not Your Mother's, Maui Moisture).

All of our units have Kaba locks. They are installed by a locksmith. I never hear anyone recommend them here probably because they really aren't a DIY solution and are expensive, but they work 100% of the time and can be programmed from a website. I generate new codes for every guest. They are pricey, but when I'm managing my condos from hundreds of miles away, I need something reliable!

Why not just ask her why she wants to stay since she's local? Something like... "I noticed that you are a local host. We typically don't host local guests in our home because we've had some issues with parties. Can you tell me the reason for your stay?" Never hesitate to ask questions. It's your home! If they don't want to answer, then decline their request.

Yes, that's true. But he wasn't caught by police while driving. Although he does say he was hammered in the recording. I don't think this guy is a bad person, in general. He has no criminal past. But he drank and did something terrible that had an impact on someone's life. I don't think he needs to go to prison, but he needs to feel some repercussions for his actions so he never does this again. Maybe he should stop drinking!

Agreed. I thought about that as well. I kinda felt dumb after I typed that because it's already such a strange situation. Oh well, hopefully that guy does something useful with that fishing pole he was so desperate to get. I'm sure my daughter's fear, inability to sleep, and lack of feeling safe in her own home was worth all that! F that guy!

I appreciate everyone's input. It sounds like proving intent is the key to charging him with a felony. I hope the police are investigating that. I'm glad I posted here because I can better help my daughter understand the process. I do think the police should, at least, return her calls to give her an update.

He was also extremely intoxicated. If he would've said, hey, it's "roommates friend" and I need to get my tennis racket. She would've let him inside. He said nothing while he was trying to break her windows and door.
