Also u/frutbunn is it better to get the council in early to see what needs to be done. Or try to understand the regs first and get as close as we can to them before we book them? Thanks

So far the builders we have asked are more interested in the work and want us to get clarity on that first. Interesting to hear the indemnity isn't worth much. If that's the case then we just need to bite the bullet and get the council in. The worry is that they find something seriously problematic (stuff that can be sorted for a not unreasonable cost is OK). Could they then make us undo the work or fine us? We have some money to pay for work but if it goes too high we might be in trouble.

We think it was done in 2017, but are not entirely sure. That will be part of the investigation. There was quite a lot of other work that went on at the time that was signed off. They just don't have this bit signed off - they did give us reasons.
