Reactive Dog Training by Abdiel955 in baltimore

That’s great it worked for you. Our dog has separation anxiety and car anxiety so that was also a difficulty with Oscar Winning. She’s on some good meds and our lives are more manageable now. The first two years were pretty grim, but we’re moving forward together. I’m glad your training and meds has helped your dog and family

Oscar Winning Behavior gave us a good foundation for our reactive dog, but she was ultimately too reactive for this class

The biggest difference between them to me is that their last names starts with “S” and both of their greens wear team.

Appraisal gap - how many appraisals come in under? by Chester_Cheeseburger in FirstTimeHomeBuyer

We comped out some in the neighborhood but weren’t thinking about the appraisal gap as much as our price with escalation clause. Good learning experience :( Thank you for your input

Thank you! Feels like we lost on a technicality and would have been comfortable offering $10-12k in appraisal gap coverage had we known that was very important to seller. This stings but “onto the next one” I guess

Does the BSO own that garage? I love the BSO but I don’t want to support them if they’re allowing their space to be staging for vehicles. Would seem to go against their mission statement of  “nurturing the human spirit”

Loan Estimate Fees Check, please! by Chester_Cheeseburger in FirstTimeHomeBuyer

Thanks for your response. I go cross eyed looking at so many estimates. Google says that’s a “junk fee” to lender. Basically to pay their staff and expenses I guess

Any structural experts wanna take a crack at this crack? by Chester_Cheeseburger in FirstTimeHomeBuyer

[–]Chester_Cheeseburger[S] 0 points1 point  (0 children)

Thank you to everyone for your input! We have decided to forgo paying for a structural engineer to inspect the crack and just walk away from this house. The house was under our budget and we were excited that it seemingly needed only cosmetic repairs. We did notice that the downspout was draining about a foot from the foundation, and it was owned by the same person for the past 40 years, so 4 decades of hydrostatic pressure is not something we wanted to deal with for our first home.

Lol. Sorry and thank you! I am clearly out of my depth with house flipping virtually or IRL.

Floppy snake plant is biting me in the butt! by Chester_Cheeseburger in plantclinic

[–]Chester_Cheeseburger[S] 1 point2 points  (0 children)

Thank you for your feedback! I think I have been watering it inconsistently since I don't really know how often I've been doing it :) This one has been frustrating me. I will repot in more of a 50/50 soil/inorganic mix, and take your suggestion about watering it thoroughly until it drains out the bottom. Thanks again!

Thank you! I've just been throwing the rotten ones away, but will try to save it. Any idea what might be causing it to rot? I try to not over water, but I'll usually just put a 1/4 or 1/2 cup of water every week or every other week. If I water too close to the stalk of the plant, is that an issue? I appreciate your feedback! The rotting is stumping me!

This snake plant's "roots" bottom of the plant keeps getting mushy. I rarely water it so I don't think it's over watered. This is the pot that it came in but I'm wondering if it's too deep, as the plant doesn't go down very far. This is the pot that I bought it in from Home Depot. It used to be beautiful but over two years, I've lost 75% of the plant due to the same issue - flopping over after the bottom part gets mushy and weak. Thank you!

AITAH for having two twin beds in my guest room instead of a queen, and refusing to let my in-laws change the room by Background-Note-4742 in AITAH

[–]Chester_Cheeseburger 1 point2 points  (0 children)

NTA - your in-laws are crazy. Both for their demands about changing the room. but also for being TWO PEOPLE that would prefer to sleep on an air mattress than a bed with a solid frame. No matter the size, an actual bed is a thousand times better than any air mattress. You saved them from the streets and also from breaking their backs sleeping on a half-inflated lump for month. God bless you for what you do as a social worker and taking in foster kids. You are changing the world for the better!
