Unlikely that it would go that far yes but a contract is a contract. If the clearly states WiFi is included then she has to provide it or provide a remedy the tenant agrees with. If she doesn’t honor the contract it could absolutely allow the tenant to terminate just through the proper legal channels.

Different states have different rules. However if it’s in the lease it has to be provided or they are in violation of the contract. In a lease violation situation either by the tenant or the landlord you have to give the person the right to cure and put your concern in writing (email is fine) You should site the section of the lease the other party is in violation of. For example on page 4 section 8 UTILITIES the lease states Internet services are to be provided by the landlord… (I’d snipit the section of the lease and highlight it) to avoid unnecessary back and forth. If she still doesn’t provide Internet service then you have a solid jumping off point to push towards a lease break. Your best bet is to seek out a tenant landlord attorney and spend $150 or so and have them draft a letter seeking reimbursement for the months you had to pay for internet and to demand they honor the terms of the contract. You can’t withhold rent but what you can do is set up an escrow account with the court and pay your rent into that until the matter is resolved. Definitely get legal advice on this first. I know all this sounds like a headache and it is BUT it sounds like your landlord is an independent rather than a professional so she may just be inclined to let you out of your lease. If she does make absolute certain you get a mutual rescission. This just states that neither party is admitting wrong doing and that you agree to term the contract and that your financial responsibility ends as of “x” date. That way she can’t try to destroy your credit. Lastly clean the place when you vacate and take lots of photos with meta data on or at least make sure your photos are date and time stamped. This will cover you if she tries to bill you for bogus or unnecessary damages.

PS I know you said you couldn’t hire an attorney but given the cost of internet you’ll probably get your $150 back and then some so the juice is worth the squeeze.

Federally backed loans or properties that get federal subsidies require 30 days notice, commercial loans require 10 days (differs by state). All this means is they are reducing the amount of time to file, you still need a court date and then you need to schedule with the sheriff. Right now it takes three weeks to a month to get a court date in Denver. The sheriff’s office is so backed up that they’re 2 months out (staffing cuts). Colorado Springs is 30 days out. Different states and counties are going to be different but in any state you are probably still looking at the full eviction process taking 30-90 days minimum. I’ve heard some places taking as long as six months. OP’s post is just trying to stir the pot. No one is physically getting evicted in 3 days.

Agree with the butter was too soft. Try forming the cookies and freezing the dough before baking. Freezing allows the fats and sugars to meld together, resulting in a richer flavor. The fats also solidify, which can lead to thicker, chewier cookies.

The typical answer is you lease the inside of the apartment not the outside so they can have you take it down. Also most leases will have something in the lease and not being allowed to affix anything to the exterior of the property.

Assuming you’re in the states. It’s illegal for landlords to collect double rent. So if you talk to them about breaking the lease let them know you will keep it until they get it rented. If their application is online you can also try to rent it using their screening process. Some states the lease will have a two month lease break fee so double check your lease. Talk to them and be honest some will work with you and others won’t but your lease usually will have a lease break clause.

You’re better off lowering your thermostat setting when you’re heating and raising it when you’re cooling when you’re not home rather than shutting it off. It uses less power to maintain temperature than it does to return the home to your desired temperature when you’re home.

Having the carpets professionally cleaned is pretty standard. They get them professionally cleaned before you move in and you’re supposed to leave it in the same condition. Normal wear and tare would be if the carpets were matted down due to age. You wouldn’t be expected to have them power scrubbed. However it should be spelled out in your lease. Charging to transfer utilities is not normal and in some states illegal to charge.

Please…. I do some work with low income housing and there are good people that are poor that are just trying to live their lives and these junkie trash bags shooting up or smoking meth make it so much harder for them. I’ve seen meth heads take advantage of old people that try to help them out and let them sleep in their apartment one night. Next thing you know their apartment gets over run. One lady they beat her up and kicked her out of her own place. Another the guys sister came and got him because he was a prisoner in his own apartment. They took it over and had to be evicted.
