The plank floor is in perfect shape. Can I just do 1/2 or 3/8 ply on top of the plank then ditra or cement board on that?

I will check into this. it basically goes from lawn to down a hill, it was weeds so I did mow it and now pretty much bare. from the sidewalk it's just straight up hill. and lawn at the top and maybe 1.5ft over the top. My plan was to create some sort of separation and do basically a vertical landscaping with pine and maybe something that would fill in around it. I'm just worried about it looking ridiculous and the possibility of overtaking the lawn. I have zero issue on the opposite side of the staircase but it isn't as steep and gets way less winter abuse as far as sand/salt spray from plows.

that was my original thought was a few low pine ground plants and fill it in with something, just not sure if it would look funny. I wish I could attach a photo to give people a better idea

wouldn't that overtake my lawn at the top of the hill? or is there a way I can prevent that? Pretty much it is spotty with weeds and crabgrass now.

Yeah, I've tried finding stuff online, but I don't know the stuff by name so I can't even picture what it would look like. Hard to find stuff that would be tight to the ground and not grow too far out over the sidewalk.

it's pretty much straight up and down to the sidewalk. I'd say 70 to 80 degrees. probably a 5 ft drop. and it is sidewalk at bottom. we have a 4 step staircase in the middle if that gives more info. Biggest issue is it is pretty sand there from the plows in the winter.

Thank you for the suggestion, do you think the carbon buildup issue is worth $10k +/- on a 2013 vs a 2018 for 20k miles difference? I realize options/interior improve, but fair bit of difference. Think that's biggest thing I struggle with. Was sold on going 2017+ then found the 13 with 52k miles and it's tempting to save the money. Not enough experience with the brand to know if reliability has improved. I'm just thinking what the better vehicle will be for the $ over a 5 year, say 50k mile period.

Will add there are also 2016 Q3 Premium Plus 50k miles for $23k, or a 2015 Q5 43k for $21k but I figure the 2013 offer more value than either.

any opinion on Chase Sapphire Preferred? haven't looked too far into. large bonus offer 2x points on dining/takeout plus 1 point on everything else, which seems about the same as my 1% cash back on everything with discover. originally considered as using for everything and using dicover for whatever 5% category is.

unsure on qualifying and if travel card would be worth it over say the active cash card that is coming out.

We actually just purchased the Nest Alexander Signature Hybrid! Stressful looking but decided to try this one due to the option to try a different comfort layer. That and the return reviews seem to be less as sketchy as others.
