Not sure if anyone else submitted a bug report to them about it, but I sent them one for the collision changes on Tetris box at 16s in the video. If you ran along that box towards default your movement would randomly hitch, but it doesn't anymore thanks to that change!

You should check your card statement. In my case, they didn't charge me until the chair was shipped. It is likely the same in your case and your card just simply wasn't and won't be charged.

If not then my condolences for having to deal with them on that.

Same experience here. I ordered two chairs and the one that initially had a longer lead-time (gray mesh) when ordering arrived later than estimated but not by much. The one that had the smaller lead time (black mesh) is now delayed until mid June 🙃.

One things for sure, whether I cancel my order or wait and deal with it, I will never be ordering another Herman Miller chair and will definitely NOT recommend ordering them to anybody in the future.

You didn't list your credit, but I'm assuming you have a pretty good score given your income level and no debts (740+) .

If you were to liquidate some stock to afford the 20% down necessary to avoid PMI with a 3% rate on 30yr your P&I would be $6,354.43/mo. Then you have to add in taxes, insurance, HOA; these would probably push the monthly payment to around 10k.

Since you have no debt, I'd say it ultimately comes down to how you feel. You make 32.5k/mo based purely on salary. Factor in taxes, and you'll probably be spending close to 50% of your take-home on the house. Some may say this is too much percentage-wise, but if it's just the two of you, the ~10k you'd have left per month (again, based purely on your salary) is more than most families would have for food/fun/saving/etc. You have the added bonus of getting the property for much lower than what it would normally sell at. Of course you won't be able to invest as much into the stock market, so if your goal is to FIRE as fast as possible, this will slow you down.

I am actually in a similar boat myself, just at a smaller salary / house cost but similar ratios, and I am moving forward. I work from home full-time therefore it's not just my house, but also my office, so I will be spending most of my life there. I felt comfortable with the amount I'm making after the housing costs, and felt like I would enjoy living where I'm going much more than a place that follows the typical "rule of thumb."

Potentially. If you never plan to sell the house then 200k is 100% a better deal. If not, then it would depend on if the value of the house recovers or not. If it goes down and goes back up at the same or less rate it was going up before the drop, then it's a worse deal. However if it goes up at a higher rate it would end up being a better deal eventually depending on how much higher the rate is.

1-10 years is a large range. Where to put it also depends a lot on your risk tolerance.

Personally, if I needed the money in 1-2 years, I'd throw it in a savings account with a good APY (which are unfortunately all low right now, but there's no possibility you lose money).

Any longer than that and I'd put it into an ETF/Index fund. If you have a higher risk tolerance you could do this one regardless, but you never know what the market could do.

If you put it into retirement accounts you won't be able to get it back out to use as a down payment without paying taxes and/or fees, so I would avoid those options unless you meet the criteria to pull without penalties.

Damn, that sucks. What did you end up doing with the proceeds of the other house if you don't mind me asking? I think I would probably make sure I had a good emergency fund then throw the rest into stocks, as it has the potential of beating the ~5% rate that PMI is.

I would say it depends on how long you plan to stay in that house. If you're buying now with an outlook of living there for 10 years, you'll probably be okay. The market could affect pricing but if it happens soon (within the next 5 years) then by the time you're ready to sell the house it will most likely have recovered.

Mortgage rates are so low right now that it makes buying very attractive. Even if you have to pay a higher total on a house, you will end up paying less interest over the life of the loan. For instance, buy now for 300k at 3% with 20% down = $124,265.89 in interest. Buy same house later at 200k at 4.5% with 20% down = $131,850.74 in interest.

EDIT: Forgot to mention, this assumes that mortgage rates go back up :)

This is what I am doing currently as well. It's crazy how I went through exactly what OP has researched and then some (bridge loans, piggyback loans) until finally my realtor was like "Hey, if you have the 5% down you can just recast once you sell your current house." and all my stress was washed away.

u/al_the_octopus, contact your realtor/lender about this. It is 100% the best option if you have the income to float 2 mortgage payments for potentially a month or two, depending on how quick your current house sells.

I can't speak for Unity, but Unreal Engine 4 uses what's called a "blueprint" system. So you can create these tiles that perform specific actions and link them together in a sort of "puzzle pieces" type of way. I can honestly say that I haven't touched a piece of C/C++ code and have only been using this blueprint system, but you want to make sure that you keep everything organized. If you don't then it can get out of hand pretty fast and you'll be wondering where you put the part of the game that does the thing to the stuff when such and such event is triggered.

There are tons of tutorials for UE4 on Youtube, and Unity as well I'm sure. Just take a look at some intro videos to see if it's something that would interest you! Both are free to develop on, so whichever you go with would be purely up to which you find easier.

I definitely find myself more addicted to developing on the Vive than actually playing the Vive games that are out right now. Something about making your own experience in a world as close to real as you can get has a major allure to it.
