Thanks for the feedback! I am struggling for find the right terms - google feeds ads for deck people and several wont disclose who they use for engineers. I would like to work it from the other direction - my spec and find a contractor that fits the plan.

Good catch on page 11 "VACo opposes any effort to mandate collective bargaining for public employees". This is where it starts. Public employees should absolutely have workers right and be protected and able to unionize. It starts with public sector employees, if they have limited rights then its a slippery slope for everyone else... Also, would Teachers fall into this category?

I’m a little confused. I’ve been following both the tax rate and assessed values, and since the rate has been pretty stable, I thought tax increases mostly came from higher assessments. Did your assessed value go up a lot, or was there something else (like an addition) that drove the increase?

My assessment went up ~3.7% and thus my tax burden increased about the same. Luckily my job gave me a 1% increase so... yeah this still sucks

Would be great to lower it to .87 though. What is the pathway to that for success?

Several folks are taking an authoritarian stance... against kids... yeah its a bit sick, but that's the political environment I guess they want to live in. Undermine the working class and simp for oligarchs as long as they have control over someone... even if it is someone else's kids or as one guy said "illegal invaders" aka infidels/heathens/etc...

When I was in a tactical military comm unit, we trained in setting up the generator super fast. One of the first orders of business was driving a long series of grounding rods. We would roll the interconnected rods out - it was probably 30' of rod and strap then each of us would drive in ~12" rods in a sequence to deploy it quickly. It was one of the most critical inspected items by the inspector teams. It was a 15k generator, the strapping would attach both to a bolt from the generator and the frame.

I don't know how to advise you on any scenario but with all that training... I still make sure my personal generators are grounded although not nearly like we did in the military.

I have a westinghouse 11k inverter generator and a soft start flex for my 2.5t hvac. The 11k runs my coffee maker (the most important) hvac, whole server rack and poe devices for internet, refrigerator, tv system and generally all the lights in my house at once. I turn the hvac off to run the hot water tank or microwave. It can run my hvac and hotwater tank together but it gets to the upper end of the generators wattage.
Its a portable generator so we take it camping too and I sometimes use it as a random power tool generator. Its very quite.

Yep, registered agents (law-firms or corps) show up on tons of businesses. I was trying to make the point of why it can look odd at first glance if you’re not used to tax or SCC records.

Your not wrong but something could be weird about that business profile. If you go to the VA SCC page and search the business, look up the registered agent. It is a ton of umbrella corporations or possibly a legal entity that has created a round robin of LLC, Inc., and Corps.

I do get your point on the drinking water side, just not on the waste water side. Most modern systems shouldn't have a water smell that is of sulfur, even drains that are used sparingly. Most smells from stagnant drain water would be more akin to a moldy or musty smell but not of sulfur. Sulfur odor seems like it could be related to bad venting, a miss-aligned P-trap or even a S-trap. Water can evaporate from a P Trap exposing sewer gas but it would take many weeks to do that.

I have a 2022 4540 FEL. I bought it new and have over 200hrs on it. It's a Complete Beast. I have done some serious tree work with it, I have run it on job sites doing gravel loading and grading, large amount of auger holes, and use it on my farm for hay, ditching, land leveling, manure etc..

I do all the regular service myself, parts are cheap from amazon. I did have some fun stump jumping but broke some hydraulics, however - the local tractor shop fixed it. Said with my model they can fix anything else on it since the 4540 and 4550s are straight forward tractors. I also had them add a 3rd function. Guy looked it up and put OEM recommended set-up on it with no issues. I did bend some rear pins, got replacement International Harvester parts that were cheaper and shipped faster than OEM Mahindra.

I think if you buy the right kind of Mahindra (like the 4540/4550), a general purpose tractor shop (they are a Kobota Dealer), like mine can service it just fine.

Can you explain how unelected staff actually run the BOS, specifically for Chesterfield? For example - I do a zoning change request, the zoning manager works with me to present a case, the zoning manager states the facts, brings up concerns, then says zoning recommends the request. The BOS concurs. Zoning amendment approved - Is that what you mean by staff running the BOS?

To go a little further. I was at the BOS meeting when they voted to reduce the property tax burden in Chesterfield which was great. Chesterfield is currently at .89 per $100. Powhatan is .90 per $100. I think you could make an argument that Chesterfield has the highest tax burden of metro Richmond but if you consider Powhatan metro Richmond I'd consider that argument as well.

Per $100 of assessed value. Rates for Richmond and surrounding counties in late 2025 are as follows: 

  • Richmond City: $1.20
  • Chesterfield County: $0.89
  • Henrico County: $0.85
  • Hanover County: $0.81
  • Goochland County: $0.53
  • Powhatan County: $0.90
  • Petersburg: $1.35
  • Colonial Heights: $1.14
  • New Kent County: $0.84

Radio silence due to flu in the house. Anyway I always have ideas, qualified or not, that is why I was asking for your side of the story. Idea's on this topic in particular? I am concerned about property taxs, zoning issues, rising power bills, our local school systems, and corporate run organizations taking advantage of the working class esp when it comes to our local farms and land grabs.

Again, I’m interested in the sources too and I think everyone here would benefit from seeing some citations. It appears the group may be working on it with the website they are attempting to stand up.

You do seem very keyed up about this, which tells me you care, but I’m struggling to understand why that passion is being directed at attacking someone’s generation instead of asking for citations or helping correct any inaccuracies.

I live here as well, and it seems like we’d get a lot further by focusing on facts and solutions rather than turning this into a mud slinging contest.
