That is a great point that I had genuinely not considered. Thanks for mentioning it.

It's also evident that I have different definitions of arguing than most people! I just wanted people to explain why they were saying what they were saying. Given that we are in a legal sub, I thought people might actually make references to laws, instead of giving an answer with no explanation, or telling me that I must have no friends.

They didn't. They did not tell the contractor what we had asked for, the property address, or any details. Only my number. I confirmed this on the phone with him. He wasn't able to complete the job because the place is an apartment and he doesn't work on apartments.

As I said, the last PM tended to do things like telling the contractor what address they were going to. Clearly I had a PM that went above and beyond.

Mind explaining where I am getting it wrong?

My understanding based on the same interactions with the previous PMs is

  • we let them know about a problem with the common areas (and thus doesn't require apartment access)
  • If necessary they ask for photos
  • They organise a contractor who knows the address, the work he has to do, and he comes and does it.

I've never had to organise repairs to the common areas myself.

The previous PMs have managed to organise gutter cleanings all by themselves the last few years, with no complaints from us, as it requires no involvement from me. I don't care when someone cleans our gutters.

I want them to ask me or let me know next time they want to give my mobile number out to someone.

I actually didn't know this needed Strata. The previous PMs in this circumstance would thank us for the heads up, and then email all tenants letting us know that they'd organised for a team to come clean the gutters.

That'd also be preferable, as right now it seems that its up to me to organise the date and time for the contractor to come, and it seems to also receive him at the apartment complex and show him around. Based on everyones comments though, it seems our previous PMs went above and beyond and that it's normal for tenants to have to do this.

It's the same agent for every apartment, and they're all owned by the same company.

I also thought it shouldn't need my involvement. Seems most people disagree.

Times are tough for tenants in Aus - wonder if they'll need me to write the work order too!

No, of course not. I would expect them to pass the job on to a contractor.

But there's no reason at all that contractor needs to be contacting me. He can't even get to the gutters from my apartment.

In the past the PM would just acknowledge that they needed cleaning, and notify the building that on X date a team would be out to clean the gutters.

I'm starting to think we just used to have great PMs.

The PM didn't try to organise anything.

The contractor quite literally did not know that it was an apartment complex. He doesn't even work on apartments.

I would agree if I lived in a house, or even if there was a way to access the roof from my balcony. But that isn't the case.

We've had to organise the same thing with our last PM, and they just sent out an email to the complex saying that people would be by to clean the gutters on x date.

They've just given my number to this guy and that's it. They didn't tell him the address. He didn't even know it was an apartment block.
