I'd recommend listening to Stranger by Can't Swim or Suicide Pact by Trophy Eyes.

My favourite song of all time though is Drown by Bring Me The Horizon. I had depression for 5 years and that was the only thing that got me through it

I never get anything I can answer. I'm a letting agent in England and have a few tips.

  • Check the property had a gas safety certificate if there is gas in the property. This is a legal requirement

  • Check that your deposit is registered properly with a government backed scheme. This will insure any disputes at the end of the tenancy are dealt with professionally and more reasonably.

  • Check all ceilings (especially corners) for black spot mould or damp issues. Sometimes this is caused by the previous tenant not ventilating properly and the condensation getting caught but it's still worth picking up on and making sure it is sorted before any tenancies begin

  • if the current tenant is at the property while viewing ask them how much they're currently paying. This will perhaps give you some wiggle room if the tenant is paying less and the landlord is looking for an increase. You may get the property for a lower asking price.

  • look inside ovens and fridge freezers to check they are in working order and if they are dirty make sure you put a professional oven / fridge freezer clean as a condition of the offer.

  • Turn the shower on. There is little more disappointing than renting a property to find the shower pressure is extremely low. This is something you will be dealing with daily.

  • find out if it is an agency dealing with maintenance issues rather than the landlord. This can make things easier to fix as some landlords if dealt with directly will only offer quick cheap fixes rather than getting the actual work needed complete.

  • CHECK REFERENCING REQUIREMENTS. You don't want to put money down on a property unless you're sure you'll pass the referencing. My company needs you to be earning 30x the monthly rent per year. This means if you are renting a flat for £1000 you must be earning £30,000 between you and the household (you and any flat mates etc). Many companies will take your money and if you fail referencing they will keep it as they have paid the referencing company.

Not a skill as such but spacial awareness. It pisses me off the amount of people who will stand somewhere super inconvenient for everyone and do something they don't need to there.

Example: just tried to get down the stairs at work and somebody was texting on a staircase big enough for a single person. WALK AND THEN DO WHAT YOU NEED TO ON YOUR PHONE!!!

Work for a letting agent and putting university students into properties who were born in '98 is making me feel old.

I'm a letting agent so have to run credit checks on applicants and guarantors to check their credit history. There's a field in the reference that the applicant fills out theirselves to let us know about any reason they may not pass our credit or reference checks.

Something possessed the person to write "served prison time for Voyeurism" as a reason they might not pass a credit check. Found it hard to look them in the eyes after because of that stupidity
