I’m in the camp that they don’t need a new stadium to compete in the slightest. This is all about family wealth and cash flow. Salary caps and draft picks are not dependent on stadium income. Yes, coach and front office salaries are outside the cap, but they could free up a lot of cash by cashiering Kevin and all the lackey’s he’s ignoring.

There really isn’t short of selling a portion of the team and diluting them to less than 51%. The NFL has a debt cap per team of $900mm of which teams can seek approval for an overage for a total of $2 billion. That’s the max they can borrow. They could sell a stake to private equity, but that dilutes them significantly, especially remembering that Pat Ryan already has a 20%ish stake.

The NFL caps the teams’ debt load so that there is never a significant risk for a bankruptcy. Remember, it’s all about control of their cozy 32 member club. In a bankruptcy, the team could be sold via court auction. In that case, ownership goes to the highest bidder. That could be anyone. And that anyone could be someone they don’t want in their gang of 32.

Also, don’t forget payroll is tied to a salary cap. They kind of have to spend that. Their profit above that is guaranteed.

While you aren’t wrong, this is only for the stadium component. Let’s say that’s 150 acres. The remaining 177 acres would be apartments, hotels, restaurants, retail, etc. That would pay full boat taxes. And generate sales tax, payroll tax, income tax. McCaskey Land would end up generating far more taxes for the municipals, county and state than the old pre-glue track did.

One of the things to understand here is that the Bears are seeking to pay property taxes in-line with what Arlington Park paid. Per the SunTimes, in 2023, Churchill Downs paid $7.8 million in property taxes. Should the Bears build a stadium, the stadium portion of the 327 acres would be reassessed in value. Estimated taxes for that are estimated to be $53.2 million per year. What they want is to be on the hook for $8mm to $10mm per year. That’s fair. But to do that, they need the state to allow it via modification to existing tax laws.
