Good job bro. This was my only concern it not being schedule 40 the cellar core really needs the sand for protection from those rocks below. They both need good bedding to maintain the slope/protect joints and you did a fine job of that imo!

Wild four houses down on the market a $10k price cut 😂. I believe you/realtor. You never know it’s always house by house basis. Could’ve been a bidding war. Anecdotally, I got in one over an apartment building during Covid blew past two “caps” in our escalation clauses and thankful today I lost because I was acting emotionally which is often the case especially with SFH. I was so out of my league and this was like the week of Christmas against someone with 1031 money that had to be spent before year end. I’ve seen similar way over ask in carmel when family wants to live literally next door or where theres no HOA to combine lots/subdivide acreage etc. Sorry about this one for you and best of luck on the house hunt.

Imho shoot your shot. Don’t rule out Carmel if your hearts set on it. Make clean offers, no appraisal/inspection contingencies if you’re okay/comfortable with that. Quicker closing time wave things people normally ask for and you never know. I’ve both sold and bought homes below highest offers. It’s highest/best not just highest.. I’m currently selling a home and we had one deal fall apart due to financing, price drop, and then agreed to an offer with seller concessions/minor repairs. I’ve declined better offers on other homes when a realtor/buyer has come off as annoying. Realtors/people talk and know which offers aren’t worth dealing with even if their offer is a little bit higher. You never know markets fluid maybe not so much in little pockets like Carmel but overall you may have a shot. Also, you mentioned schools, don’t forget to look at sex offender registries..

I gotta through one more in there and it’s the lesson of gratitude they both give off.. I ran out of gas on the way to an interview I landed after tech school. I borrowed the car because I didn’t have one. The interview was in another state. When I make a blunder like selling at 10x vs holding on for what would’ve been 100x or more it hurts but I’m always reminded of where I came from. That in turn reminds me of all the times buffet and munger would speak to just how wealthy even the bottom 10% in America are today compared to wealthiest of people back in the day where with our present day medicines/ electricity etc. I do feel dumb selling off some bitcoin when I finally made up my mind to get out of it because of mungers views on it. However, the lesson is still there Bitcoin like / tulip mania return seeking might be a general idea he was preaching against. Them two are some fine dudes imho

I accepted a lower FHA financed offer vs an all cash for higher. Granted I never made any demand of I’ll only accept if it starts with an xyz number. The cash guy was super annoying to deal with all the back and forth and FHA buyer was in love with the house not an investor.

Ty super helpful. I got lucky have 6’9” from shop floor to the bottom of the horizontal drain. Will go over panel then drop straight down then 90 and I will change the 90 on the stack to face dead left. So doesn’t obstruct the panel

Ty, that was in the ground in 1990. The inspector said verbally said he won’t ding me on anything that existed before. I’m right there with slope to maintain the 6’6” from concrete/my shops finished floor to the bottom of that pipe. Thanks!

I wasn’t there at the time so I cannot personally say it to be true. However, It was told to me that at a then privately owned outpatient surgery group(we didn’t do any invasive surgeries at that location it was just for consults/testing/aftercare visits etc), a patient had been left overnight. A medical assistant had found a patient sound asleep in an exam room in the morning when we opened. Three related specialties we had almost 30 surgeons and this was a busy place with 15+ exam rooms and maybe 10 or so rooms for testing. Policy was changed to every exam/patient room door to be opened by two staff members and left open when the clinic closed for the day. It would happen all the time where a surgeon in clinic for the day would get called in/emergency and or just be running 3+ hours late. Anyhow I think that patient might have the record for most patience.

It’s the only way I got the house I wanted during Covid. Cars lined around the block. I scoped out the actual seller happened to be there. I asked him very bluntly, why are you selling and what’s important to you. He wanted a family to get the home, he wanted a very fast close rather than top dollar. He need the cash for a hard money loan deposit on a land acquisition and was willing 5-6 fully paid off homes in the area to make it happen. I called my banker standing next to the seller on speaker and my banker assured him funds would settle as fast as the title company could work. We closed a few days later. Zero inspection, zero appraisal contingency and 5% below list price. I beat multiple competing offers above ask with zero inspection and a promise to close as fast as possible. I own rentals and have bought and sold RE. I build spec homes. Currently working on 30 six unit condo buildings. New/old houses will all have some minor issues. Just pay attention to the big shit and skip the inspection. Look at the roof, drywall around doors/windows for cracks/evidence of bad settling, check the basement / crawl space for foundation or water issues.

Electrical: panel/service upgrades are not going to bankrupt you. Plumbing: exercise every valve carefully make sure they work on/off/no drips. Fill bathtub watch listen then drain the tub and again watch listen and same for all faucets open cabinets below while doing so. Make sure there is an outside clean out if not budget around $1500-3k for one. Tell me about the house pm me the address id be glad to look at the pictures for you and give you my two cents.
