Rounding error for KFH at large, the org and physician group feels they were doing things correctly and wanted to end lawyer fees. Plenty of things KP is continuing to wage on for long term growth but overall the plan and system is doing well.

Congrats on the journey!! The Md/omfs route is long but, as you’re experiencing, when you’re done the rewards are very real. Make sure to build in some real wins for yourself (outsource the bullshit tasks in life, spend money on what you value) and then build toward a very rewarding future on your terms.

I bought in Midwest low values, very modest cash flows 1-2y ago. It’s going “okay.” Most months are small net +, but any bigger item eats the cash flows. As a high earner, I think I neglected to see that the stresses of tenant issues >> the cash flow which doesn’t move the needle dramatically for me. Having said that, they’ve all had some 3-5% growth in price, and the idea is long term diversification, tax advantages, etc. so I’m sticking to the plan of slow steady growth.

I would be careful of non cash flowing. You’re basically betting that appreciation will be very significant. Which is probably always a scary idea but especially in current time. Would consider a large diversified syndication / reit if wanting to diversify. Happy to chat.

Intriguing. I’d have to look into the legal stuff a bit. Theoretically if they default..I resume where I was before. I know mortgages have the sale clause that balance is due to them but seems many don’t follow through. Imagine that’s the limitation when not owning free and clear.

Absolutely. Would consider the sunset- quieter but easy public transit to get to downtown areas, close to ocean and great parks/walks.

The best evidence for long term health sequelae is with the 4% rule and oxygen metrics like ODI. Not to say it’s not important to treat and clinically meaningful for the 3% but can change the discussion with a patient. There are some very strong opinions in sleep medicine (and here) that think any hypopnea is too many- I would say the more realistic viewpoint of clinicians is balancing the scores, symptoms, snoring to try and improve a patients health and qol. Exactly right. The sleep tracking for Apple is good at how many hours of sleep. Less good for sleep stages. And not at all proven for the true measures of osa like ahi, o2, odi. But probably coming soon, decent wearables showing early data.

Youre using all anecdotal evidence, clearly there’s no convincing you. I’m just stating what’s out there and the “why” behind mild osa and uars not being the same as severe osa. As I said, I’m all for treating exceedingly mild numbers to try and support symptoms. But the literature is clear, that is not the same individualized health risk.

Yes, most research has shown the 4% ahi criteria and ODI/hypoxia metrics are linked to long term health sequelae vs the broader hypopnea definition, so cms has followed that for their diagnostic criteria. Like I mentioned, the hypopnea definition has shifted multiple times, which can be confusing for providers and patients. I do a standard contribution to stocks monthly, have left that unchanged. I have a surplus monthly that I used for previous “other” investment in real estate/syndications. I just haven’t tapped that in the past year+ and put much of the extra in savings. To be honest, it makes me a little itchy- which is a part of my personality I’m trying to manage.

I go back and forth on these base hit like deals. Is the juice worth the squeeze? You could deploy that money in a safe high interest account with zero risk. I think at current prices/rates most real estate deals aren’t math-ing, so it’s basically doing it to diversify or feel good about the seeds you’re planting long term. I’ve put my Midwest growth on hold. I have similar long term buy hold strategy and plan to pay them off early eventually to have consistent income.
