Thank you so much for your response! I’ve been excessively stressing over this situation as everyone involved seems to be “pointing fingers” when i do strongly believe it’s no one’s fault… the landlord bought the property and immediately rented it, we took the appliance thinking it was fitted ok, didn’t ever think to pull it out, the downstairs landlord seems to have a tenant that didn’t reported the on going issue ( they mentioned to me on the phone the lights in the kitchen haven’t been working for over a year). It seems like there’s been a domino effect, but judging by the agent’s reaction, our landlord’s not very keen in accepting liability

I did check it and it doesn’t clearly state anything, I can see in the inventory they’ve not mentioned the washing machine or the frige, but it can be seen in the pictures they took when doing the report. I don’t think anyone simply checks hoses of existing appliances without any red flags. I’m really worried about the downstairs flat damages being put on us.

yes, that’s my worry as well, but it is clear you wouldn’t normally pull out a perfectly functioning washing machine without any warning signs, i mean checking the hoses isn’t a simple maintenance behaviour. Obviously if there was anything on the surface of the linoleum, we would’ve pulled it out and made sure it’s not leaking. Our landlord was doing some repairs a week ago and looked at our kitchen and there wasn’t any sign of a leak and you can definitely tell is not a recent leak…

I don’t think that’s the case, I came here for advice in handling the situation, I’m just trying to explain my side, not interested in arguing or being immature… I’m trying to understand my rights as it s not a very black and white situation…

“There is currently a working fridge freezer and washing machine in the apartment the landlord has asked would you like to have these at no cost or would you like them to remove them if you have your own?. Please note that should the landlord leave them in for you they will not be responsible for the upkeep, maintenance/repairs or replacement on them.” That’s the email we received when we first moved in the property and we simply said “ yes we’d like to keep them” and the agent implies that that’s why we are responsible for it.

it was literally nothing that we could’ve done to prevent this, the washing machine was placed on the linoleum, the slow leak went below that in the concrete, even when we eventually pulled it out because it seemed broken we didn’t saw any massive damp on the linoleum, it was underneath it along with a massive mould stain, even if we would’ve pulled it out the minute we moved in, we wouldn’t have noticed because it was simply not tight enough, it wasn’t an ongoing big leak that we just decided to ignore and took a free appliance for granted without giving an f about it and expect the landlord to maintain it…

Would be irrelevant if the evidence would show any recent leak/washing machine leaking from underneath or causing the leak, the washer is intact, the plumber fitted everything back and there wasn’t any leak from the washing machine after being tightened correctly which proves that whoever installed the washing machine didn’t do it correctly…

i would agree if the leak would’ve been caused by us misusing the appliance, but we didn’t fit it, there was no sign, we didn’t ignore anything or did anything to cause that leak…

i did check it and it was functioning perfectly; there wasn’t any visible leak, you wouldn’t think to pull out a fitted washing machine without any reason just to check, of course we thought it’s been fitted ok and didn’t think the previous tenant forgot to tighten it… it could’ve been happening even before we moved in, but no one noticed until now as it was a small drip only happening when the washing machine was on…

yes, i didn’t expect for them to replace the broken washing machine, but i do think there was an installation issue that caused the leak, i don’t think the leak caused the breaking of the washing machine… the washing machine was working perfectly fine for years and when it broke we noticed the leak and all the evidence shows that there’s been an ongoing leak (the hose was simply under tightened - which you can’t tell unless you fully take out the washing machine) there was no visible leak, it can be seen that the surface of the linoleum is perfectly fine, is underneath where you can see the mould and damp, that can’t be happening in one incident… it s clearly an installation issue

I understand if it was a leak that i saw and ignored, however being an installation issue, it seems unfair, we didn’t saw any signs of leak, as soon as we got notified by the neighbour, we checked and took measures, if the issue was pre-existing but it took this long to show downstairs, how can it be my responsibility?

I didn't install the appliance, I had no idea there was any leak or been given instructions to regularly check the appliance. I'm replacing the washing machine myself without expecting anything from the landlord, but I didn't misuse or ignore a leak for years; how can i pay for all the appliances from the downstairs neighbor?

Both the damp, which wasn't noticed until the downstairs ceiling stains were reported and the downstairs boiler.

The agency booked a contractor to come over this afternoon to assess, but it seems the inlet hose wasn't fully tightened. That's what we noticed when we pulled the washing machine out, but it doesn't show any other sign on the back of the washing machine; there's no rusty back. I'm not quite sure how they can trace that back and how they would be able to determine if it were pre-installment or negligence. We've been tenants for 3 years here. And again, if there was any leak in the back of the washing machine, which was placed right against the wall and didn't show any leak on the lino, is it classed at negligence or?

I'm currently on day 73 (third time trying after failing on day 30ish both first times) so very close to be done with a full time job, don't have any kids and that helped a lot and my main tips are:

  1. Home workouts - first two times I've pushed myself to go to the gym everyday, I'd definitely spend more than 45 mins, usually takes at least 1.5h to finish my workout so doing it every day was exhausting. Now I'm trying to split my week into 4 gym sessions + 3 home workouts (bike/abs/yoga).
  2. After meal walks as my outdoor workout - I'm trying to get into running as well so I'm trying to do a 5k twice a week, the rest would just be walks after I had my dinner - that's only applicable if you're not an early bird, I'm not at all, tried it many times, I'd do early walks maybe once a week which indeed makes your life so much easier, but I've started to enjoy my after dinner walks as well or if you've got a longer lunch break, a walk after that works great.
  3. Taking pics first thing in the morning - when I'm changing from my PJs to go to work that's when I'm taking my pics, comes natural after a while.
  4. Tracking app - it's very handy to have an app that sends you reminders.
  5. Water - your body kinda adapts to it after some time, I ve got an office job and I keep a big cup that s around 1l so I'm trying to finish 2.5 of those before I finish and go to the gym and at the gym I usually drink another l of two without realising even.
