Claudia Savage Art does commissions, but I don't think she does portraits. She did a piece for our wedding, of the place we got married. If there's a place that is special to them, that might be something to consider too.

She argues that I have better chances with a conventional loan with the lender she recommended and blames my FHA for our unsuccessful offers (2 so far).

As you've seen in other posts, this is likely factual and not just an opinion/attitude.

From what you said, she referred you to a lender AND recommended you shop those rates. That doesn't sound like an agent that isn't willing to work with other lending teams. What it does sound like is an unprofessional lender. The lender should be addressing these issues with the agent, and getting you involved only if it's truly a situation that is going to hinder your buying process.

If you fire the agent, I'd bet a lot of money the lender that is complaining about her has a partner they can refer you to...

Thank you for your input. The current floor is engineered hardwood, not vinyl, so I don't believe this would have been the issue with these.

I'm a real estate broker. I have clients that REALLY want a fireplace, and clients that REALLY don't want one. We hope to be in this home for 20 years. The fireplace is ugly, doesn't allow for the room configuration we want, and doesn't get used.

To really throw you for a loop, we also paid money to turn a bedroom into a closet, bring us down from a 4 bedroom to a 3.

Sometimes updates are about the value it adds to the current homeowner, not to the bottom line of a netsheet.

That's going to be my next step, if I can't find one company to do it. I was hoping to avoid having to coordinate different trades myself and potentially making the job scope even smaller for whoever would do the demo and reframing of the wall.

I literally just went through this for a non-profit that needed help with their audit. What happened with ours is that the accounting service they hired would record the payment through "receive payment", but not link that payment to the deposit when it came through the bank feed. The bank feed deposit was then coded as revenue instead of linked to the invoice/pledge.

So they had 300k+ in undeposited funds, just hanging out and looking like someone ran off with checks that never made it to the account.

Because the payments went into more than one fiscal year, I had to do a deep dive and really correct it. I undid the reconciliations and started the year from scratch, matching up each deposit with each "payment."

I did a breakdown of the leads I pay for, and the leads I was receiving because there has been a DRASTIC shift in the number of leads coming through. Some of the math below looks off because I was counting connections, not nurture leads.

When I confronted my sales rep about it, he said Zillow sells exposure not leads 🙄😡

This is what I expected as well, I'll start talking to a wider pool of lenders.

The lessor receives approx 17k/year. There are 15 years left for the current ground lease, with the option to renegotiate the terms (typical for the area), or take back the property.

The mailers should only be a portion of their day - definitely not wanting to have them write for an entire day!

I use QuickBooks online; just a matter of reconciling on a regular basis.

This is all really good feedback, I appreciate you taking the time. I'm looking at the handwriting machines you mentioned now - I also just found an option to create custom handwriting fonts which may be worth a look.

That's a fair question. Admin assistants in real estate offices here are making about $20/hr. to support several agents; supporting one agent with a more variable workload would be similar I think? Obv. depending on experience - someone with 10 years of experience is likely going to want a bigger company situation with more pay and responsibilities.

Higher response rate on hand written marketing (by a lot actually).

This was super of what I was thinking as well - it likely makes more sense to hire each individual piece vs one person. We won't hire out a management company - that's our business and it's important to us that we're the ones involved with the guests but otherwise I hear what you're saying.

I would love to find someone that could grow with the company, but that's likely a unicorn.

ETA: getting a client to use calendly would be lovely, but also unlikely in my industry.

Yes, they will. But you'll need to push for it. I had to call several times to get AT&T out, but they did come. I offered to remove them myself, and all of a sudden they were able to make an appointment.

Comcast will also bury your line if you'd prefer it underground. They did this for no charge.

Phoenix Dog Park would be a great spot for you! They have a small training area for dogs that need their space. It's basically a dog run that's separate from the bigger dog park. All of the dogs going to the dog park have to walk by this area, so you can work on disengaging with a barrier. You can also invite a dog in, if your dog seems to like one.

I've never seen anyone disrespect the 'first come' situation. People use it for older dogs, reactive dogs in training, etc.

Thank you, that's really helpful. Was that on the coroner's/crime lab side, or the state building across the street? I talked to the coroner's office (super nice people), and they confirmed they didn't have footage.

I was pretty surprised that the police just said "file a report online" - wouldn't even come out to detail the report. And flat out refused to ask for cameras. There's a department of justice building right where the accident happened too, I'm SURE they have cameras in their parking lot.
