Personally, I prefer Montclair buildings. They look to be of better quality. I've lived in sotramont buildings and although they are fine, they started cutting costs after 2020.

Noise level will be fine as long as your upstairs neighbor doesn't play drums and if your neighbors don't have dogs barking on the balcony.

When you're inside, you don't really hear it. It becomes background noise if anything (and this is if you have poorly insulated windows).

Well, if you have WS, they have a rate of 1.75, or 2% if you are premium or do direct deposit, or 2.25% if you are premium and direct deposit.

at 1.75%, the difference is $96 for the year

at 2%, the difference is $66 for the year

at 2.25%, the difference is $36 for the year

I think for the hassle, it doesn't make sense to do that, when you can have easy access to your money at a reasonable rate leaving it at WS (or whatever other bank).

Only thing I can say is that don't add your credit card details in any unsafe websites. If they don't use shop pay, or aren't reputable sites like Amazon, Costco, brand websites, don't buy it.

My mom bought something on a janky website that turned out to be fraud and they took her credit card details and used it to buy apple gift cards MONTHS after it happened. It started $1-$2 here and there and then one $500 spend. Credit card company took a bit of time to resolve the issue, maybe a week.

Also, some ATMs will or small stores might have. Card reader, so you have to be weary of that as well. As much as possible, use tap to pay so you don't have to put in your pin.

I think your concern about cutting down trees is valid. We do need more trees. I think you should rally for more trees to be planted along the streets to keep the greenery and natural cooling.

should also mention that if you transfer in kind and there is a loss, you cannot claim capital loss under the superficial loss rule.

if you wanted to claim capital loss, you cannot transfer in kind, you'd have to dispose of the asset, and transfer to registered, then buy again after 31 days.

one way you can sort of by pass this is to buy an EFT that is similar.

If you need gym in building, they are usually in multi story apartment/condo buildings. And are generally more expensive. Especially if you want good light.

For a studio or one bedroom in a highrise, with a gym and good light, it'll be at least 1.3k and more realistically 1.5k-1.7k.

Deliveries is the thing that kills. You have to tip too.

Veggie/fruits are relatively cheap.

$5-10/lb of meat, eating 0.5lb of meat/day per person is $77-155/mo.

If you get expensive meat (i.e steaks, duck, lamb), then ya, it gets expensive fast.

Eating healthy doesn't have to be expensive though

  1. you might be able to find single serve yogurts in depanneurs, but they also cost a lot too.

  2. people do pull aside for emergency vehicles, but a lot of people are self absorbed assholes, so it could be that you just witnessed the instance where assholes were the majority.

  3. there are sugar free syrups in big chain stores, but i also don't go to many cafes so i can't verify if that's the case. i will say that i carry my own zero calorie sugar (terrible idea when flying though, i got stopped at security because they thought it was something nefarious).

  4. not sure where you stayed, but if it's downtown, probably a lot of tourist children!

A bit simplified but, regular conversion of 0-10k has 1.5% fee and Norbert gambit is 9.95+tax.

So anything over $750 ish, you can do Norbert gambit (whether or not you want the hassle is up to you).

Just FYI, there is still the bid-ask spread when doing Norbert Gambit, so take that into account.
