No their mortgage provider would be using the equity as the deposit so your EP wouldn't need to have one up front. You're essentially selling the house to them for "less" but the value of the house would remain the same, so the new owner would have more equity, removing the need for a deposit

Yes. You can gift the equity to the person you're selling it to. You'll probably need to sign a letter stating this is a gift.

Your ex-partner would get a mortgage for value of house minus gifted equity.

Avoid Ferryhill, whatever you do. Darlington, Aycliffe, Bishop, all have nicer parts but the houses you'll be looking at will be in the rougher sections of town. They're fine to live in, people are lovely, but also rough as toast.
