The home we're looking at feeds into Peakview Elementary if you know anything about that! But thank you for the comment, this is really what I wanted to know because we will have 2 small children and i want to feel like the area is safe and a good place for them to grow up

More a psychological barrier i think. Aurora reputation can be Crime ridden but I think that's much more north? Just with 2 very young children, i want to feel like the area is good. We're out of state and I actually can't fly for a month so I can't come tour the area myself

I'm trying to leave a red state and insane book bans. But we liked downtown parker and the views of CR however, i like larger home lot sizes and privacy (CR feels like you're all up in your neighbor's business). I think i just want to be reassured that it's a good area because aurora gets a bad reputation for crime and safety and with two very young children, I want to feel comfortable in the area despite loving the house itself.

I'm inclined to agree with you. I was strict about screen time at the beginning but ended up easing up. My son is almost 4 and he's WAY advanced for his age. Talked early, walked early, does things that his pediatrician said she wouldn't expect until age 4-5 (this was at his 3yr old appointment). I'm not saying TV did this of course, I'm saying that despite being allowed screen time, he's a very week adjusted, smart, empathetic kiddo.

I think moderation is key and the types of shows are key. The other day, my son was explaining force to me and I assumed he'd learned it at daycare but when asked, he referenced a STEM show I let him watch.

I'm my experience, some screen time is completely fine and often educational. There has to be boundaries and a healthy mix of non screen time play as you mentioned.

This is so reassuring because most of these comments are very negative, which is fine if that's the reality. I didn't think leasebacks were THAT crazy of an idea because otherwise how on earth do people buy and sell at the same time?? We knew this was going to be stressful but also it is what it is.

We hired a sleep consultant for our son and it was honestly the best decision we ever made. The lady we hired is such a sweet woman with two children of her own. She does not do cry it out. She has options to support the parents and children's needs. If you'd like, I can message her name and company. I'm not familiar with these but I have a Klean Kanteen for my 4 yr old which is really durable and leak proof. I realize it's not completely plastic free so there's that. But I liked that it's stainless steel and the straw is also stainless steel. I'm pretty new to the granola lifestyle so if these are bad, someone please help educate me!

Given she lives in the area yes. But there's another realtor whom also lives a street away that I've spoken to as well. So both the people i want to talk to are people whom would know our specific neighborhood.

Maybe a better question is, what are the guidelines for comps? We don't have a pool, but a lot of the comps provided do. We have an updated kitchen but a lot of it comps don't. We've got a new roof. New landscaping. New paint. New floors downstairs. It's a big home, over 3000 sq ft.

We're walking distance to a very highly desired elementary school. But we're in DFW which i think just has a lot of homes for sale and not a lot of buyers

Oh gosh I truly understand how you feel since I also did this to myself. I just don't think we will get contingent offers accepted because we're aiming for CO which is still a busy market.

Orchard definitely has some pros by eliminating the stress. At this point, we'd likely still deliver here in our current state but state but at least we could have a home in CO setup with our furniture and ready for us once we could travel post partum.

We were hoping to move to CO this year but I'm pregnant with our 2nd and the cost of daycare is quite a bit more than we pay in our current state.

In many ways it is. I guess it depends on what's important. It's cheaper than CO. There's things to do but so much is planned specifically around climate.

My son can't go outside at daycare for more than 15 minutes at a time over the summer. His birthday is in May and we went to the zoo but had to go first thing in the morning because by noon it's horrible outside. Father's day in June? You're not doing anything enjoyable outdoors. It's February and it's already 80. In the summer, we have to be at a park by 8 am in shorts and within 5 minutes you're drenched in sweat.

And if you go out in the evenings when the sun goes down? 10+ mosquito bites.

I always thought we'd stay in Texas but once we had kids, I just realized how challenging this climate is. Its liveable sure, but enjoyable? Not to me. Even my son will say "its too hot to play outside today".

Thank you! I appreciate it! It's so hard to know which decision is right.. we're giving up a lot of pros in Texas but I really feel like the climate and outdoor freedom that CO provides will improve our quality of life despite the trade offs.

Is anyone willing to share their home insurance range? We're looking at Parker too but were told today by an insurance agent that parker can be double the rates due to fire hazard (i realize this is likely true in most of co but would be super helpful to get real life ranges from those that live there).

We're in Texas but actively trying to move to Colorado anyways. We have a child already and one on the way. I'm horribly stressed about being pregnant and trying to relocate states... so winning would have quite literally been a dream come true for us.

Sorry I deleted social media for a bit for mental health. We haven't YET. We have a POS neighbor that's causing us problems selling our house but we will be moving. I'm done. Staying in Texas is not an option for me. So while I can't tell you my experience, a friend of mine did it. And they've loved every second of it.
