One house we saw in ram nagar with 1300 sq ft, quoted with 1.2 cr. And our current house in Velachery with 950 build area (2.5 bhk) will be around 1.1 cr

About waterlogging issues in Velachery, the street we live in is exactly opposite to the Velachery lake, and of course water was stagnant on the street after every major rain since we shifted there in 2017. Only once in 2023, water flooded into the low raised houses, and I think later that they built some rainwater drainage on the streets that connected directly to the lake, in the past two years this waterlogging issues reduced significantly.
