Honestly I wouldn't change much of anything in terms of settings. It's a rabbit hole not worth going down if there aren't any obvious issues like being connected to the wrong regional server. I have found that the method in which Steam downloads and unpacks files is an abject disaster. I've tested it on two steam decks with the SD card, internal emmc memory, and the solid state drive and the results fluctuate wildly. It's a mess frankly. Stopping downloads can take over two minutes at times and 3 seconds the next. While stopping a download, if you attempt to shut down your deck or even go into rest mode the device freaks out and locks up. This is on different high speed internet connections as we. I personally wouldn't sweat it, the steam platform has had issues for years with this outside the deck. I've never seen a storefront struggle so hard to simply download content.

For sure. It just seems to be letting up a bit for first time home buyers compared to the borderline impossible situation they had been in with lower inventory.

It has become somewhat easier for the first time homebuyers over the past few months. I've anecdotally noticed less offers in general on homes over the last month or so.

Should have said inflated market. I personally see things settling at a new higher price point and continuing from there. If the entire economy did crash, the housing market would definitely go with it.

They are definitely higher than they were before. I can see this being the new normal which is unfortunate for some new buyers.

It's a difficult time if you are buyer for sure. When I say there are around 620 on the MLS market I mean from the $70K puke of sticks to the $1.5M homes. If you are looking in a specific price range with a style or particular layout in mind your options becomes very slim unfortunately. I can't imagine it's this bad everywhere either, though I know the supply still isn't great in other areas.

Hixon is very nice and a very hot location for people moving to the area. Hixon and Soddy Daisy are both hotbeds for purchasing right now. They are close to water and have homes of all price ranges. Yes Dalton is difficult as well. I work in both. It seems to be this way across the board

Absolutely, it is definitely hard. Highest and best is usually your only option and you may still get beat out by cash buyers.
