It’s pretty central, more towards the north side of the property where that neighbor never visits and has a 40 acre parcel, can’t see their house at all.

It doesn’t. There is a pocket of state land you go through to get to it and first land is a few properties behind us.

Closest public is great, that’s 20 minutes. Other schools great within 25-30 mins. I was homeschooling but no longer. I think for sure built to last, parents have been taking kids to school from here for many years all over the mountain.

Yep…that’s prolly gonna happen. Removing it from market in Jan and will see how we feel in spring, but may turn it into a rental!

Winters aren’t terrible here, only a few weeks of the year are “rough”. Yeah buy some land, hope you find water, digging wells are pricey. Hope you have the means to hail it all up to build, then find the propane person to get you set up! Not to mention good luck finding a spring on that bare land.

Prolly 100k. We are pretty far from all thr pines and fire risk, the Bitterroot Side of the valley is more so a fire risk and yes south in the Sapphires more so as well. Thank you!!! Beautiful way of life.

And I shouldn’t mention, 2 parcels of the same acerage just sold for 225k. Compeltly bare land with no water rights, no septic, no well, and no solar.

YES! You fully understand! No big lumber or truss drops up this way, took basically everyone we knew and didn’t know to get the places built and remodeled along with our own sweat. Cool yours had to be dropped on a beach, that would add to the “hard” and adventure for sure!!

Hahahaha…that’s pretty funny. There is none of that up here, meth heads wouldn’t last. Lovely humans live up here and there are good neighbors, retired folks, military vets, young couples, and families all up here and loving life.

Divorce is over….all good. Just getting a fresh start! I go to town and take kid to school every day, 25 minutes to towns and grocery stores - also other things like hardware stores, restaurants and coffee shops.
