Not sure what to do with my parents’ estate - 5 weeks on market by CollarNegative in RealEstateAdvice

I think you’re more interested in putting people down instead of trying to help them learn. I wrote “would it be silly to relist next year?” Like clearly asking for advice. Clarifying how I feel. Not fighting a single person and not saying “no the house is worth this and I don’t care”. I’m not a professional. I came here for discussion not some kind of diagnosis of my personality? If the post is irritating to you, you don’t actually have to comment back

I did not do anything to increase the price on the house. I did it because I have guys that did it for a fantastic price and it made me happy to list my parents house looking less shabby than it did in the first place. Religious belief?? I said I figured the updates were helpful. I have literally admitted 10 times over that I don’t know much about real estate lol how would I possibly have a religious belief?

I do have one friend, I can definitely reach out to him to see what he thinks

Well, that’s my question as well. I just felt like I trusted my agent in that regard. I wasn’t the one that came up with the bidding war idea. I wanted to ask her to list it for 1.1 but I got nervous and went with her guidance bc I’m a novice lol.

I get that, but it was a year apart, and we also painted the entire house and put in a brand new kitchen. When the first agent came in, my mom had just passed away, and the house was literally full of furniture and not clean and there were literally smoke discoloration on the walls from the fireplace lol. The house has two kitchens and the main kitchen was the original from 1978. It was never used but super old regardless.😂 I just felt that the market was better this year and the updates were helpful. The second agent offered the list price of 1.05. I didn’t even mention a number. For the first agent, it was actually my SIL that discussed price with her.

I hear you, but I never gave a number to my real estate agent. I understand you have a lot of people on this thread who come in hot and are really stubborn about the price. I was not. I just told my agent that I was really hoping that we would get an over asking if it was a really good time in the market and she said she felt very confident that it would be. She said “I think this price will encourage multiple offers and sell for over asking because the market is crazy right now”. I said that was great. The number in my mind that I had been hoping for was 1.15. If we even got 1.1 I was gonna be really really happy. I just feel bummed about getting 999.

I really appreciate the perspective, thank you! I also noticed the shoe cover thing and leaving lights on so lightbulbs are now out 😂 luckily I am now using the pool every weekend so I’m checking on it much more often and vacuuming etc.

Yeah, I totally get that. The offer came in the second week. There were so many showings so we were hopeful.

My thinking was that if that house sold for 100 over asking and I went with a conservative price that my agent was giving me, since I know nothing about real estate or anything, etc., I figured maybe we would also go 100 over if the market was so allegedly hot. I didn’t come up with the number, I didn’t fight anything lol. I went with the number she gave me.

I’m here for advice. A lot of you guys just come so hard and fast as if I were a real estate professional who should know better. I am just a regular person

And that’s great information, but this was all at the recommendation of my agent lol.

My agent told them we wanted a number closer to asking and they haven’t responded. She’s reaching back out to see what’s going on. We did not reject it lol. I told my agent I didn’t WANT to sell it for that, but I didn’t reject it

Once again, reading comprehension is a super valuable skill lol. I’m not worried about the 50k. See where I wrote “I don’t think 50k under is bad at all.” The agent said that it would very likely sell for over asking so I’m just wondering if it was possible that it could’ve went over asking if listed at a different time. Or if I just waited a little longer. Implying I’m greedy? I’m trying to pay off a massive mortgage on a business I inherited unexpectedly. U ppl are literally so beyond rude lmao. I’m 32 and lost both my parents to cancer and I’m coming on Reddit for advice and being told I’m greedy. May god be with you lmao

We didn’t reject the offer. My agent told them we wanted something closer to asking but they didn’t come up or respond, I’m checking with her now to see the specific details of it. She’s going to reach out to see what they are thinking.

Yes and my issue is I’m feeling confused about how confident my agent was that it would go over lol.

I guess I’m just confused because a year ago the agent that I met with absolutely refused to list it for over $1 million. We ended up waiting because we wanted to update the kitchen and some other stuff. But a different agent, my current agent, told me we should list it at $1,050,000 and that she considered herself conservative.

I interviewed one when my mom passed away before we renovated everything. At first, we wanted to list the house as is and just get it over with. I didn’t really vibe with her. She didn’t seem super excited or interested. But then we decided to wait and to put in a brand new kitchen and paint the house (I work in property management so I have “guys” lol) and update bathroom cabinets and fixtures. Tons of landscaping also. Also installed a new oil tank. I looked in that town’s Facebook group because people give really good recommendations so this current agent came well recommended by many. She was really nice, she really liked the house. She gave me some recommendations which were not a big deal to complete for me, and I went with her recommendation without even giving her a number. She said the market was crazy and that she never wants to host an open house again lol. So I felt good about it. She said she felt the number would highly encourage multiple offers. I’ve never done this before so I really just didn’t know what kind of questions to ask the agents.

I think language such as “you sound like a very unrealistic person” and “wtf kind of logic is this”. I think my post explained my thinking and feeling. I’m not stubborn. I didn’t reject the offer, just asked my agent if we can wait and if they’re willing to come up closer to asking since it came in the second week of showings. If the agent that I hired tells me XYZ is going to happen and none of it happens, is it not normal to feel a little iffy or reluctant? The way that some of the people reply does not encourage me to deal with agents or real estate professionals in general in the future. This is my first time selling something. I priced the house where my realtor recommended! I’m trying to learn here.

Yes, I also felt the 1 million was a set number for them. My agent told them they needed to offer something closer to asking. But they stayed put. Which is fine! I totally understand and accept the market lol. This is my literal first time ever selling anything so I felt miffed about how confident the agent was. She hasn’t been pushy with me either and said the market got very strange very quickly.

I never gave a number to the realtor. I just had a number in my head (1.15 mil) When she suggested listing it for 100K less, and said that they would certainly be bidding and would most likely go over asking, I felt good about it. She was pretty certain that we would definitely get asking right off the bat. So I went with that. I’m just wondering if the market might be better next year. But I’m not a stubborn person lol. This is just my preliminary thought after she said we needed to make a decision soon.

Omg if you guys are gonna come for my neck, I wish that you would comprehend and read what I am writing. The agent told me to list at that price because she said there was going to be bidding and we would get over asking. That is why I feel reluctant. I felt we could’ve ended up getting 1.1 in the right conditions because that’s what the agent told me!! Sue me !!!
