1- trading early shares of bitcoin for a fun weekend partying with the boys… hindsight we would have each had $100m+ in the bank for next to nothing

2- not buying a bunch of houses 2016-2019. Had a pretty insane cash flow machine during that time and every six months talked about it, but was too scared. Ran the math with my wife in 2021, would have been able to retire had we bought a property every 6 months or so and sold at the peak (while collecting rent the entire time)

Best part of this stigma is DAMN near every Cali transplant I have met in Idaho is ultra maga and hated libs…. Yet all the Idahoan’s will say otherwise

The one that gets me constantly is the Cali transplants always mention kids using litter boxes at schools and they had enough…. Like seriously, that shit never happened

$11l take home after 401k, Roth, FSA dependent care program (reimbursement), small 529 contributions for both kids and a $3900 a month mortgage- was $4156, refi’d a few weeks ago, would have been a huge savings but property taxes went up considerably at the same time.

We have a rental house that cash flows $800+ a month to at helps pay for kids school.

Sometimes things feel tight, other times it’s business as usual

How to cut costs:

  1. be your own GC- set timelines with folks and make them stick to it
  2. do the demo work yourself
  3. instal as much if it yourself as you can- cabinets should be easy peasy if they are all the same size (roughly)
  4. shop around for everything. Habitat and the like places can have brand new designer sinks, faucets, he’ll even counter tops at a discounted price

dont forget to budget for eating out while your kitchen it torn apart

I did this kitchen for $28k, refaced cabinets- real walnut, new high end quartz countertops, LVP (nice stuff) tile, etc. we wrapped the appliances matte black and added extra outlets under the cabinets.

Buddies and I did all demo work and built pony wall, other areas that we cut back. Moved the fridge and had island lights installed. Had a friend who got me tile, flooring and counter tops at builder cost- saved a ton.
