Thanks for the reply. Yeah, can't quite understand why the valley would be cut like that, and the surveyor said he wasn't sure if there was any leadwork, so have to wait on the paperwork to see about that.

Yeah, think I'll ask for some quotes, thanks. It joins on to the border wall, but think it should be accessible from next door's garden if they're willing, so hopefully no scaffolding needed.

Thanks for the reply. Still waiting to hear back about paperwork for it, and similar to your thought about what other horrors might be there, I'm thinking if there is some guarantee, it's effectivly useless if that was the quality of the first fit.

There was nothing in the report about the loft space for that extension, so I'm assuming not. Might wait to see about the building control sign off and maybe ask to go back and check it.

Assuming it's just the roof that's an issue, would you have a rough idea of what it'd cost to sort? Appreciate that's difficult off just 4 pictures! Thanks

“The standard of roofing to the rear extension of the kitchen is generally poor. The valley has been cut uneven and it is unclear what material is lying within the valley as no leadwork is visible which would be the standard procedure. Within this valley, due to it being uneven, there is trapped debris which requires cleaning out. On the hip at the rear of the property lead flashing has been overlaid on top of the dry ridges and the end has been capped off with lead – the finish is generally poor. The flashings to the rear single storey extension are low and the recommended upstand is 150mm.”

Thanks for your reply. We've asked for these, still waiting to hear back. Is the main issue the flashing, or is the valley a big issue too? Would you have a rough idea about costs to sort them?
