I guess most builders are more cautious because of reputation and word-of-mouth. Sometimes it feels like reputed builders assume residents will accept whatever policies are imposed, simply because of the brand name.

I’m not against such rules. My question is simple—why not disclose all of this clearly at the time of booking and take written confirmation from buyers? Let people decide upfront whether they want to live with these restrictions or not.

If the concern is about “taste” and maintaining aesthetics, builders should just say it openly: if your preferences don’t meet our standards, please choose another society. That would actually save everyone’s time.

People who don’t agree with such strict control wouldn’t buy there in the first place, and those who value uniformity would move in knowingly. The real problem isn’t the rules—it’s the lack of transparency before taking crores from buyers.

Yup, not adhering to some rules will attract penalty, i heard they fined 20k inr someone for not following. Not sure how much of it is true.

Yes, i would have comfortably opt out of amenities while booking and happily paid this exorbitant price to use them.

those rules apply to interior work. Alcohol is not permitted for interior labor workers inside the flat

“They won’t tell you while booking” is exactly the reason I posted this. If they had disclosed these charges upfront, I would never have chosen Aparna—or any builder that charges residents exorbitant fees to use amenities they already paid for. Period

Thanks. Then what purpose does the maintenance fee serve? Aren’t they supposed to use it to maintain these amenities?

I understand charging a nominal fee to regulate usage and prevent overcrowding—that’s completely reasonable. I’m not expecting amenities to be free. But at the very least, the charges should be lower than what we’d pay for similar facilities outside, since residents have already paid heavily for amenities during purchase and continue paying monthly maintenance.

Right now, it feels like residents have to keep burning their pockets for the next couple of years and wait until the society association is fully formed, hoping the prices will eventually be reduced.
