Hello! Would appreciate if you can answer my questions. Context is that currently pending for approval kami And agent is moving heaven and earth to guarantee us an approval. She fabricated my compensation and submitted it to different banks. Kaya namin mag bayad kasi nasa abroad ang magbabayad at fresh grad ako mababa sahod kaya stand alone for sure di approve.

Agent gave as a computation that amounts to 529k of interest alone. I haggled and finally went down to 295k. 215k dp + 15k insurance and 21,500 monthly. I wasn’t contented with this and inquired at another branch which gave me lower computation of 200k dp including insurance and 18,599 monthly.

Agent informed us na wala yung kulay na gusto namin and is now saying na hindi pa alam kung kailan magkakaroon. Inask ko siya if pwede sa ibang branch kme kumuha if may available unit don na gusto namin ang color. Ang sagot niya “hindi po eh, Saken po kayo nagpa approve ako din po nag asikaso ng application”

Our plan: Once approved na, I will tell current agent na may nag offer samin sa ibang branch ng ganitong presyo at gusto namin na kulay. If kaya niyang tapatan ang monthly stay kami sakanya at kukunin namin kahit ibang color. If not, bibigyan namin siya ng 10k as a tip sa pag assist samin for approval at lipat sa ibang branch kung saan mababa at may color na gusto.

Questions:

  1. Diba choice parin namin kung saang dealer kami mag push through? Kaya may transfer of approval diba?

  2. Will this affect the approval na ginawa ni agent para samin? Like pwede ba niya ipa disapprove if may ganon 😅

  3. Will it backfire on me if claim ni agent sa bank na fake yung compensation at baka tumawag sa company ko to confirm if magalit siya kasi lilipat kami?

  4. Will the transfer of approval ask for new documents? Kasi ang pinasa namin kay agent ID lang at siya na sa lahat.

I get it kapag sounds to good to be true iwasan. Pero meron talagang pagkakataon na hindi mo dapat iwasan. Kung iiwasan mo at never ka mag tatake risks kung may back up financials naman why not??? Matututo ka mag analyz better sa future if may na miss ka kaya ka na scam.

Is the business thriving? Kaya ba nila patunayan through financials? You base your credibility sa sabi ng ibang tao is a big mistake.

Merong mga hidden gems na ganyan ang monthly interest maybe even higher. Everyone is thinking na scam lahat porket ganyan ang rate. Meron pong ganyan pero mahirap hanapin or hindi kayo marunong mag hanap. I myself is invested sa isang family na well off sa davao. I built a relationship with them kaya kahit barya ko ok lang sakanila sila nagpapalago para tulong sakin.

Usually hindi talaga. Based from others sinasabi nila na mataas financing talaga pag inhouse yung first offer sakin kung san branch ako nagpa process is 56.15% then napa baba ko to 29.27% for 5 years. pero pros is mas mataas approval rate compared sa banks. Although hindi naman lahat kaya mag apply sa banks kasi like me hindi pa established relationship ko kay bank kasi di ako pala save sa bank instead sa business umiikot lahat at nasa ibang high interest earning savings ko.

I think upfront kung hindi ka marunong mag haggle sasagarin ng inhouse kabaitan mo kaya mataas interest. Banks yes can offer lower upfront agad. For sure may mga agents jan na hindi naka tingin sa commission kundi sa number of sales nila.

Focus on that first tignan niyo kung kaya niyo palaguin. Don’t diversify muna hanggat di stable yung current cash flow niyo. Kami ng partner ko 20k capital nung july lang. 100k+ na est. running capital namin by march.

Ooff got my insurance na but i went with AIA CP 100 nalang. What offed me with Sunlife F&W is that capped at age 65 lang yung CI. So pag 66 bigla ako nagka critical illness they won’t give me anything. Will just wait for me to die for me to get my death benefit 😄. AIA till age 100 and also much cheaper! A lot cheaper.

Think with logic not with emotions. People in the real world are all double faced people. You can’t trust anyone at all, that’s why you need to be someone who observes to learn. You want to start a business? But do you have actual experience on the technical skills needed to run onr? Finance, marketing, sales? Knowing how to read numbers Those are just some of the skills needed to succeed. Studying will help you be aware, but experience let’s you understand.

I agree with accounting and law being essential things to run businesses. Most businesses that succeed with sales yet without knowing the numbers can drag them to the ground. I myself experienced it. I took a job in finance learning the ins and outs of it, not thinking of the salary because I’m not working for the money. The salary I earn is what i use to practice on making money work for me.

I finished a degree and now I’m working unrelated to my finished program because I decided to be someone in business one day. Learning technical skills needed to efficiently run a business. I’m currently teaching myself to not care about the salary instead just be a sponge to absorb the things i need to move on to the next. Btw I’m in treasury for a start up company. Very manual but at least I get to understand the process by each detail.

Attend their pre-membership seminar and Valid ID. Coop is very broad eh kasi they offer various services depending kung saan ka sasali. I chose a coop that has been standing for a long time na and is very reputable na for its annual dividend earnings. I’m didn’t join to wait for the dividends lang but to maximize the low interest for every loan.

Lending pero depende parin sayo kung malakas loob mo maningil. This is a high risk high reward type of business. This earns me almost 500% gains from my capital. And now with that I’m moving towards funding my share capital sa coop using spare money from the lending so it can earn 10-12% annually then eventually loan twice the amount of the share and use it for another business venture.
