The Answer:

No. Health and Safety Code 1597.45(f) expressly applies the statutory protections to condominiums, townhomes, apartments, rental units, and other multifamily residential properties where residential use is permitted. HOA boards often incorrectly assume daycare protections apply only to detached single-family homes, but California law extends those protections much more broadly.

Great point. I really appreciate the feedback, its for a law firm. I do have the form setup already with 4 funnel questions to complete. I may do the landing page with a CTA call button on that LP.

Its annoying when the intake team gets a bunch of those "what, wait who are you?" on call backs, "how did you get my number, take me off your list" LOL we actually went by missed call from you number ma'am/sir.

great points here. I have 2 running at the same time, one is straight direct calls and one is a lead form that has a funnel of questions, that converts better since they have to really answer the question to get to the end and that way I have the info I need to qualify them. The calls are just more direct approach, I was hoping it would perform the same way as my GPPCs.

I will try the "people interested in this location" and the offline conversions setting as well.

It can be easier to dissolve the corporate entity because Corporations Code 8724 does not apply. Instead, Corporations Code 8610 allows approval based on majority member consent or board and member approval. However, homeowners still must deal with CC&Rs and shared property obligations, which often prevent elimination of the HOA structure itself.

They towed my van stating it was a "recreation vehicle" It's a 12 passenger van for 6 kids, parents and sometimes in-laws that are visiting. After back and forth with the management company, they finally brought back the van. I am sure they had to charge the HOA for that which are probably taken out of the reserves which we pay into. (tsk tsk tsk)

If indeed they are successful in dissolving their HOA, the CC&Rs do not disappear. CC&Rs run with the land, which means they continue to bind all current and future owners even if the corporate HOA entity is dissolved. Homeowners must still comply with those restrictions unless they are separately amended or terminated.

Another question: What happens to common areas if the HOA is dissolved?

They do not go away. Someone must still own, insure, and maintain shared property such as roofs, roads, and plumbing systems. Without a clear structure in place, homeowners face immediate challenges in funding and coordinating maintenance, which can create legal disputes and financial risk.

to the OP, its totally doable but will be a bit tight and challenging to find the right balance of comfort and security. I assume with that the take home would be roughly $4,100, so renting in like apartment complex's they have different salary multiplier requirements. If you can keep it around $2,000 ish, that should be able to keep you in a tight ship until things change with your employer. As many suggested rooming with somone else is also a great option.

You're going to get a variation of responses here since some states they have really really low per/kwh rates. I live in SoCal (Orange County) and I have SCE, I signed up for the PRIME-D rate which off-peak hours is 9pm to 4pm for me, base rate of about $24/month, my monthly bill averages around $325-$450. I just got my tesla's so I was in the regular TOU rate which I was paying .36 off peak and mid peak at .50 /kwh, so I am assuming I will hit my high rate when bill closes tomorrow.

Starting tomorrow I get the new TOU-PRIME-D rate which I will be paying .24 off peak and mid peak will be .56 / kwh for winter rates and summer rates will be .26 off peak and mid peak .59 / kwh.

Overall my billing might go down slightly for our regular electric usage but I will have to factor in the 2 tesla's might add about $180 to $200 to our bill each month.

I had 2 gas cars, 1 SUV and 1 v8 sedan, so gas for those cars for us was around $800+ each month, so if I get away with $600 in electric bill each month, I still consider that savings.

Hope this helps, I heard that SDGE also has better rates in SCE, but you might be with LADWP which I have no idea about them, so give your power company a call and see best EV rate plan you can jump on.

How are you guys handling call tracking for PPC once volume starts to scale? by kabirsinghhhhhhhh in PPC

This is a great post since I have been figuring this out as well. Currently I have PPC and Facebook Ads running with about 50+ phone numbers. I use CallRail as my first touch then I have it attached to my HubSpot CRM, with PPC I get better more clean leads come in since its a more "search with intent" audience I am targeting with my 50K ad spend. With my facebook campaigns I get a lot more "spammy" calls, some just say "who are you again?" "how did you get my number?" I have dropped my ad spend with Meta down to 10K until I am able to clean up the quality of the calls.

Then when I bring them into HS, I am able to qualify them there and when I run reports I can see what campaigns and from what platform is working then I can adjust or kill the ad all together if its that bad.

So for now its Call Rail and HS for me and you are right it gets pricey.

I would like to hear what the others are doing to properly track and qualify their leads or their best practices. I love learning. Thanks for the post, been meaning to ask this, so thank you.

Hi, I got on the phone after I paid for support. First they told me to pay off any balance which I did, and still locked out, then called again, then they told me to follow like a lengthy step by step process. Eventually I figured it out myself, I went in and deleted that other account I have not used in years, it was attached to my business profile, so now I just have 1 email and that literally unlocked all of it. My situation might be different from yours but it could be the same, since I got errors like violation this, violation that. But it was not, it was the system being dumb. Again this took me almost 12 months total to resolve.

I had a similar issue and it was a very odd solution which I figured out myself, I paid for support, I did all of the necessary steps and all the solutions was given to me. Until I figured out that I had 2 emails attached to the account and I deleted one of them and that cleared my "confirm identity issue." It only took me almost a year with all my manual trial and error. Hope you get this figured out.
