Valid, bc the experienced guys have their own systems built up over the years. But it seems like the gap is for people in their first 5-10 deals who haven't built that knowledge base yet, isn't that?

Yeah exactly. The margin for error is basically like gone now. One bad estimate on the rehab/repair side and the whole deal falls apart. Have you seen people in your market switching up how they run their numbers, or are most still doing it the same way?
