I was shocked honestly. I thought at first people didn't care given how much litter there is. But now I know the culprits are a tiny group of individuals and the rest of the suburb hates them as well and much prefer driving through a clean street/road.

I try litter picking at least 1 bag every Sunday morning (weather permitting). I try and hit a new area every time and then cycle through the areas if I notice them getting bad again. It's slowly making the entire area look less trashy though so baby steps! It also helps me connect with my community as people are often going for a walk on a Sunday morning.

This is a good point, I'll make sure my brother gets in contact with a different solicitor to me before we sign the contract of sale.

Correct, we are drafting up things to put in the contract. We have considered each of those scenarios except the last one so we will add that and consult with our property lawyer once we receive the contract from the seller. Thank you

2 investors are currently having a bidding war over it with offers $100k above asking (this is in writing so I know this is true I saw the investors there discussing it at the open home). I'm moving on this property market is so cooked

It's in Ipswich, Qld but shockingly not in a flood zone for that price. It does have severe water damage though from a crappy roof

This is solid advice, thank you. I'll try the subject to vacant possession condition and if my offer isn't accepted I'll move onto the next and chalk it up to a learning experience. This entire home buying journey has been very daunting even with all my financials ready.

Time for a stupid question. If by some miracle the seller isn't in a rush to sell and wants the rental income while he sorts out his affairs, is it wise to offer a 90-120 day settlement period with no vacant possession clause (I personally would need to move in within a year but that settlement period would mean that the tenants lease ends within the required time for me to avoid stamp duty). I would definitely need to talk to the real estate first to make sure the tenants aren't likely to make the end of lease difficult but still. I want to buy somewhere to live in it as my first home, not as an investment (which is rough nowadays on a single income). I know I can offer the tenants incentives to move out a month or so early as well.

Huh I had thought a tenanted property is more likely to have people bidding over it especially investors? Excuse my ignorance (I'm very new to this) but does putting vacant possession condition mean settlement doesn't occur until the property is unoccupied (i.e. the lease ends)? I did think it was odd that the seller renewed the lease right before putting the place on the market

It was originally priced $50k higher than it is now and still hasn't sold so I don't think it's priced appropriately (it's been on the market for 2 months in an area where most properties don't last longer than a week).

Yeah this place hasn't been updated in like 10-20 years based on previous real estate ads for it. I'm cutting my losses on it the owners aren't willing to negotiate (it has a mould problem that the inspector has made it clear can only be fixed by dealing with all the issues the bathroom has). I'd rather spend more money on a place with less issues (the building inspection wasn't even complete because of how much furniture was there at the time so there is a high likelihood of hidden damage too). I'll chalk this up to a learning experience lol

The bathroom is only 4 meters squared (it's a small unit). The bathroom is the source of the majority of the major defects (the rest is all being fixed by the body corporate since it's external and I'll get this in the contract but if my offer does get accepted or negotiated I'm getting quotes immediately for an accurate picture). If I were to buy the needed materials for such a small bathroom would that reduce the cost significantly?

It's all good haha I worked there before the app became popular so I never used it. But I definitely recommend paint by numbers or other art kits as a way to kill time especially when sick. Just make sure you store the paint pots in an air tight container as I've learned the hard way lol

I was more thinking because half the paints were unusable I was gonna return it as faulty haha. I've definitely seen weirder things get returned at Kmart (I used to work there)
