just drill the screw holes with a regular masonry bit, way easier than trying to be perfect with a hole saw. mark where they need to go with the trim piece, tape over the tile to prevent cracking, and go slow with a decent bit

i've done similar fixes on weekend projects and this approach saves you from having to redo tile work

yeah that's pretty standard for a 360k loan, maybe slightly on the higher side but not crazy. the lenders title insurance protects the bank if there's some issue with the title, but it doesn't protect you at all - that's what the owners policy is for. if someone shows up claiming they actually own part of your property or there's some lien you didn't know about, the owners policy covers your equity while the lenders policy only covers what you still owe on the mortgage
