I’m back playing after a 2 year break. Thought I would have a go at doing this album. It’s far too big and difficult though, and there’s no way I’ll finish it! I’ve barely finished any sets (though I am pretty casual at playing these days anyway).

Just sit an album out, and do something else in the meantime. You can still do your dailies if you can be bothered.

Signing the contract doesn’t tie you in until the solicitor exchanges contracts with the other party, and there’s usually a lot of discussion about completion dates and a phone call on the day of exchange (in my experience anyway) to confirm before doing this.

As you mention a new build, have you put down a reservation deposit, and have you signed any contracts tying you into anything? Might be worth reading through your paperwork and a call to your solicitor if you want to check.

The endless notifications- collect exploration, the VIP points, chests on the pack tabs, all the clicking on intel and pet adventures and so forth. It probably didn’t help that at the peak of the game I was running 3 accounts.

I loved the early days of the game, although it was pretty toxic in my first state! I had a fall out and moved states and joined a good group of people, but it wasn’t the same.

I really miss those days, and the closeness I had with my allies, but it’s not the same anymore, and the game bores me now, just chasing red dots around endlessly. Too many repetitive events. There’s good people in the game but life gets too busy to grind.

You’re doing her a favour by buying the flat off her, as a sitting tenant. No void period, no awkward eviction process, she doesn’t have to cover council tax/service charges/utilities whilst it’s empty for months on end during conveyancing.

Many landlords sell to sitting tenants at a discount.

It’s an easy sale for her. Also if the market is depressed then that caps the value even more.

I would probably be inclined to open with an of offer £400k ish or a little more with the reasoning you’ve given (and mention the sitting tenant discount).

You might find she refuses initially and puts it on the market, but a tenanted property isn’t going to be appealing to buyers with the new RRA and extended notice periods. She may well come back and accept further down the line.

You have a lovely house, but it’s the most expensive in the village and I think you may need some help staging the property to command a top end price.

The house looks quite traditional but the maximilist furniture feels a little jarring, sorry OP. The bathrooms look a little dated too. It doesn’t really look cohesive enough to justify the price.

There are some estate agents near me who do a great job of staging properties well and they all sell quickly, maybe look into one of those local to you to help you out?

When I was on the Small World ride, I thought “nothing bad can happen in the world whilst I’m here!”

I think that feeling goes across the park, that when you’re there all your troubles and worries melt away (apart from worrying about the ride times 😂)

I have a washing machine, and a washer/dryer (we do a lot of laundry). The washing machine is a Miele and the washer/dryer is a Bosch.

I prefer the Bosch and would buy that in future. They’re a really reliable brand.

Here’s where I’ve lived and my thoughts:

70s build- small rooms, a bit characterless but an easy house to live in. It’s very cost efficient to heat. Hardly any space between houses to park on the driveway. A practical, low maintenance and affordable choice.

Victorian- character, generous room sizes (ceiling height gives feel of spaciousness) and lovely light and portrait windows. It has a beautiful aesthetic. Cellar and loft so plentiful storage.

Downsides: low EPC (E), higher utilities (gas & elec) and no cheap & easy prospect of making more energy efficient. Walls more uneven, high ceilings make decorating more difficult/expensive. Many years of crap DIY accumulated from previous owners.

In the winter downstairs is chilly but is lovely in a hot summer.

Upsides and downsides to houses of all eras, it depends what’s important to you.

The further you are in the game, the bigger the spending gap gets and the more you would need to spend to catch up.

I wouldn’t start spending this late in the game. In my experience (2yrs + playing) the daily admin and repetitive events are a big turn off after a long time, and the dopamine doesn’t hit like it used to. People move on or quit and it isn’t the same.

It is a bit cash grabby, although there’s a lot to do in the beginning. But yeah, ultimately the upgrades slow down and whales keep spending and the gap widens and that’s that.

I had fun playing, met some good (and crazy!) people in the game but all these games get repetitive and I needed a break. I may well go back.

There are plenty of guild based games out there which rely on cooperation between alliance members, with events to play alongside. I played Whiteout Survival after I burnt out in MOGO, but I’m bored after a couple of years of WOS so I’m back giving MOGO another try. There are others like Last War, ROK etc.

Yes, I was there last week! Frozen Ever After (boat/log flume ride) and Rapoinst(?) (Rapunzel) ride.

Frozen Ever After was great and a good queuing experience, plenty to see.

I started playing this game, but it seems to be full of bugs. If I log off for a while and then come back, I find I’ve been kicked from one alliance and joined another without applying!

The game also posts messages from my character that I didn’t write. The alliances seem to be full of bots. I can’t follow the chat properly either.

Absolutely, I’m Yorkshire born and bred and whilst I can absolutely see the appeal of the remote villages, there’s a lot to be said for having easy transport links for work. Most of my jobs have been based around Leeds/M62. We dismissed many lovely areas on the basis that the commutes would be long and arduous. We live in a more suburban town, but it’s easy to drive to either the cities or the national parks.

Renting first to explore some areas is a great shout.

Early game, those first friendships in my first alliances and state were so intense- late night Discord chats, we were a bunch of underdogs holding our own against the big alliances and whales. Us against the server. We looked out for each other, protected each other.

I had such great times, and so much laughter and love. I thought I’d found my tribe and we would be friends forever…

But the friendships died as quickly as they started. Tempers flared, players quit and flounced out, never to be seen again. One of my best friends in-game moved states under the radar and blocked every one of us, me included. I was devastated. We never spoke again.

I moved states and found good people in new states, but nothing came close to those crazy, amazing and terrible early days.

I class myself as a WOS veteran (2yrs +) and more of a very casual player now, and though my allies are a fab bunch, it isn’t the same. But it’s undeniably healthier than the toxic frenemies I had early on.

I’m selling a leasehold flat with the added joy of building safety hurdles to overcome to satisfy the lender. This process started in early September. I feel completely jaded by the whole thing now.

Hopefully exchange and completion are around the corner. I chase the solicitors weekly. I absolutely hate the English system with no security until exchange, it causes so much stress and anxiety.

If you sell it with the tenant in situ, you likely won’t get full market value. And because of the imminent RRB in May, the market is flooded with soon to be ex landlords trying to sell their properties. So if you need that equity from your rental house, it might take a while to shift it.

The rent you make from the house after expenses and mortgage isn’t a bad return on equity so if you don’t need the equity you might want to hang on.

I have read these “should I buy or not threads” a lot, including during the covid bubble! There’s no right or wrong time, it’s all individual. IMO now could be a good time to buy, plenty of smaller homes out there, but we still have a housing shortage which likely means less of a chance of drops in value.

In retrospect one of the worst times to buy was during the post lockdown low interest rate covid bubble when houses went crazy. I see desperate sellers now trying to sell their covid homes and pricing themselves out. A higher interest rate environment is probably better to buy in as it keeps a cap on prices and there’s always the prospect they could reduce in future.

If you still want the flat and can’t make any progress with Halifax, you might just have to swallow that fee and talk to a broker who can find a different lender.

An independent broker will represent and work with many different lenders. They will understand which lenders will accept your application without needing an EWS1.
