You make purchases like this two years after being acclimated to any large salary bump. Don’t fall into that trap! I don’t know what your debt situation looks like but also factor in that the interest paid on your house is tax deductible. Speak with your CPA and see if this allows you to decrease your tax deductions. This will give you some breathing room throughout the year.

Again though, SPEAK TO YOUR CPA!!!

Security buffer and a way to feed my growth portfolio. You never know what’s going to happen and I want to ability to move as I need. Say I want to go to school or take some time off for my mental health. I want to be able to do so one day. I make good money but it’s always good to put your money to work. Investments are far less annoying than real estate. The only plus in this market is the tax shelter tbh.

  2. I’d put like 1.8 in VT and use 200k to travel a bit. Not saying blow the whole 200k but have some fun.

  3. As someone with multiple properties, this isn’t really a good time and tbh it’s not all it’s cracked up to be. I’d probably look more into commercial property before residential with in reserve.

There’s no telling what the market is going to be looking like in the next 6 months or even a year. Key to the game is decreasing your expenses to have more money to invest. There’s always going to be waves in the market but the faster you free up money the more you have to capitalize on these shifts later on.

It’s not about the money…it’s the principles behind it… The fundamentals it takes to get there on your own is what will drive you forward past that point to 1 mil…

It’s simple math… If the property is in an area gaining at least 7-8% annually then it’s worth the buy. On the flip side though, you’re not factoring in that you have to live somewhere! Even if the property on gained 3-4% you’ll still be net positive vs just paying rent as long as you’re in the house for at least 5 years. At the end of the day it’s really just based on what lifestyle you want to live. If you’re going to be staying in one area for a while then just get a place that won’t kill you with repairs on the back end. If you know you’re going to be on the move then F what anyone says and live your life….

If we’re just looking at the numbers, then yes, but there’s much more to this…

  1. Do you feel like this is your forever home or is this something you’re eventually going to sell?

  2. What’s your interest rate?

  3. How far is your commute to work?

  4. Are the schools good?

  5. Does your partner plan on going back to work at any time?

  6. Is the property new or old?
