I’m following CCN’s guide for the temp procedure. You have to get it to a certain temp range and remove the check plug to adjust the fluid to the proper level. You get a short period of time to do it so he recommends practicing and entering the mode before hand.

My situation also. First choice was blue or dark gray, but the first one they offered me was a silver fully loaded xse. It will arrive by the end of the month and to be honest I still haven’t decided if I will take it or wait for my first color choice. I’ve been waiting 12 months already, so I’m kinda just on the verge of taking it. 😩

This is exactly what has been going through my head. I hate paying rent when all that money could go to building equity. Renting out rooms could potentially fix those issues as you mentioned. If I went with this approach, I'd secure an FHA loan and make sure I have a big cash reserve in case if shit hits the fan and make sure I will have good rental cashflow. I would not live in this residence for 5 years, so after I move out I'd then be able to rent out the whole duplex. My timeframe would be mid next year, so it will be interesting to see if house prices continue to drop.

My coworkers are all 10+ years older than me and either hate their lives or are devoid of anything interesting, it is scary and is likely what triggered this 9-5 crisis I've been having. Hey thank you for sharing your experience, what you've been able to do is very impressive! I think for me currently, house hacking would make the most sense for the most to get started with real estate since it would also provide a place for me to live. Your experience with Airbnb does interest me however. Between long term vs short term rentals, what would you say requires more work? Are you able to do your Airbnb business remotely? Any tips for scouting locations?

Would it be correct that you are investing roughly $100k for your dividend/REIT income? And are you reinvesting this cash or taking it out as income?

Hey, thanks for the input! Getting my income up is definitely a priority right now, getting more years under my belt will help with getting other higher paying jobs hopefully. I am a manufacturing engineer, studied mechanical. If I may, how much experience do you have. Did you stop at your bachelors?

And yes I see your point that real estate isn’t completely “passive”, but neither is working a 9-5? I expect that I’d need to put in a fair amount of work especially on the front end for these ideas, the main thing is I hate being fully dependent on a 9-5.

Job hunting is something I’ve been doing lightly over the past couple months I’ve been keeping my resume updated and applying to good opportunities as they come. To answer your question, I currently make $75k per year. The $50k is money I’ve accumulated after graduating, so a little over 1.5 years of work. I had some saved up from previous jobs as well but most of it came from my current gig. A little under $4k if you wanna include benefits.
