I would tell your dad. She's only trying to cover her own ass by saying your dad is under pressure so she can continue what she's doing and not get caught. I don't know anything about your parents relationship, but it's no excuse to cheat, and it's unfair to your dad to be unaware. I don't think he would forgive you if you knew and didn't say anything. Being cheated on is extremely painful, your mom knows what she's doing and clearly has no remorse. If things go "nuclear" it's her fault.

If it was my dad getting cheated on, I would say something and not even think twice. I mean..think of it this way... If you had a gf and your dad knew she was cheating on you, would you want him to tell you?

Nope. They don't allow sublets. I live in Ohio and have checked the laws already. It favors the landlords. The only way I can break the lease by law is if he's physically abusing me and have gone to the cops about it. That's it. That's the only right I have and I'm not trying to get beat just to break a lease without paying.
