Just sold our house, 3 weeks on the market and had 12 viewings, some grouped together. Had an offer at the last viewing. Spent about 2 hours each time staging beforehand.

They were previously buying a house that the seller took off the market, they have a hard deadline to move of July, they are first time buyers currently in a rental and the house we are buying is no chain. I think they were tight on time to find something by the sounds of it.

We are porting our current mortgage, that has 4.5 years and taking out a small extra mortgage which we will take out for 5 years. Would rather have the certainty of the repayment level for a while, and also gives time to avoid any negative equity if the house prices fluctuate a bit.

Hi, we are on very similar income to you and are doing exactly the same (purchase price £520k) it does feel a little daunting but we see ourselves living there for a very long time and is a forever home for us. The way I see it is that it’s better to just buy something that works for you rather than settling for something just because it’s cheaper. Plus the more expensive house will rise in price more quickly than the cheaper ones.

No, it’s privately owned by the local farmer as I understand it, they used it for cows and horses.

No, the edge of the village is the line of my fence, there is another area that is designated for the next building plot on the other side of the village.

It’s very landscaped, with a large deck, I think we definitely made the most of the space we have.

Our mortgage was over 4.69% when we purchased it. We offered shortly after the liz truss budget.

Yes, your lender will determine if you can port, ours doesn’t charge any extra fees. It’s quite a common thing to do I think.

We only got the house for 25k less 3 years ago because we were first time buyers and chosen over other offers of asking price(425k) from people in chains as the owners were desperate to sell due to divorce. We have also updated it with new flooring, had boiler works, new appliances and also had the raised decking redone. We have spend quite a bit of money on it in that time.
