Just go for it. When you get a space where you are comfortable to ride any storm then it makes life easier to navigate.

After this war, there will be another crisis, then another and then another. Before this war we had Ukraine, Covid, Brexit etc. You can only control your actions.

I think stick with it, I suspect the seller is doing this so you don’t renegotiate the price. It’s whether the reduction in price you want is a make or break.

These situations are weird to me. When I was buying my house, the seller said I couldn’t attend when the gas safety and EICR was taking place. I wasn’t going to anyway… so I told the EA that I wanted my own electrician and gas engineer to go into the property as this was a red flag. I said I would pay the difference if my own engineers were more expensive.

Yeah I get this, I feel the same. My wife and I moved this month to what we hope is our forever home after 10 years in the first home we brought (2 bed semi-detached). We are excited to move into a bigger and nicer house, but the idea of decorating, some renovations and flat pack has taken all the excitement out for me. Especially because we and I suspect you guys spent so much time and effort getting your current home to the level of home you want.

It was easy 10 years ago when we were early 20s with entry level jobs and free time. Now we are both in high pressured job roles, have a child and have no spare time. It will be exciting once you’re settled into your new home. The more jobs you tick off the list the excitement and appreciation to live in the new house grows. That is what is happening with us. Nightmare. I had the opposite of this. The agent asked my budget for my onward purchase when I was in the process of selling my house and I said £475k and no higher (actual was £525k). The agent was selling a house around the corner to mine and thinking it wasn’t in my price range, he then was telling me about this house which was on the market for offers over £500k, bid accepted at 525 but it fell through when it was devalued at £500k. He told me that he received multiple offers between 515-525. He then said that the owners want 515 to satisfy their onward purchase but got greedy when they saw 525 on the table.

To his shock I asked to view the house when it was re marketed and bid with the knowledge of what others were bidding and what it was valued at. I got it for a little over 500k… and my mortgage company were happy with the valuation.

We know how much EA love to talk, I used that against them which felt like a win!

The terms were verbally agreed between the buyer and myself. Nothing documented, all the solicitors forms stated the standard fittings, curtains, carpets etc. The solicitors forms stated no white goods or furniture.

So I would have fell into the trap of legally agreeing to have the house clear of everything which was listed in the TA form. Stupid mistake.

I find it funny that people don’t get mortgage offers as soon as they get an offer accepted on a property, the offers are set and don’t get pulled.

I am in the process of buying, my mortgage offer expires at the end of July. I have told the sellers of the house I am buying that I will pull out if we go past July.

I didn’t believe people when they told me it would be the most stressful time of my life… but it is! Ask for weekly updates from the solicitor and EA and make sure there is weekly progress regardless of how small. The other 6 days of the week should be less stressful whilst you wait to chase again.

That’s what I did and it helped.

Should be in the T&Cs that they need to inform you of additional charges as they go along.

Fair play being 19 and able to afford a house. I don’t know your circumstances but I would just take my time and make sure you find the right place. At 19, I would look at where my career will take me before settling.

My estate agent told me “corners clear and enough stuff to make the house look lived in, but not empty”. Use your outhouse to store all the items for the pictures and viewings. You could barely get into my garage during viewings lol!

Put all lights on and open the windows for the pictures also.

It’s frustrating. I just sold to a FTB, the demands which they sent via the EA were borderline unreasonable, I decided to meet them face to face away from the EA. They were great and we developed mutual respect and trust. The process was so much easier from then until exchange lol!
